Gazcorp plans 16 warehouses in Horsley Park
A developer plans on building more than a dozen industrial warehouses on 200,000sq m of land primed for jobs and employment near the future airport.

A $175m project has been given the green light to develop more than a dozen industrial warehouses that will provide up to 1500 jobs in western Sydney.
Gazcorp, the developer behind Liverpool’s The Grove precinct and Green Square’s Emerald City shopping centre, has gained approval to build 16 industrial warehouses on 211,550sq m of prime real estate in Horsley Park.
The Minister for Planning and Public Spaces would normally consider an application on this scale, but Gazcorp and director Nicholas Gazal disclosed they had made $18,500 in donations to the NSW Liberal Party ahead of its filing, according to planning documents.
The independendent Planning Commission ultimately reviewed the application and granted its approval.
The Gazcorp Industrial Estate will be located at 813-913 Wallgrove Rd, within an area prized for its proximity to motorways and the future Western Sydney Airport.
It will operate 24 hours a day, seven days a week.
The park would be broken into 198,300sq m of warehouse floor space and 13,250sq m of office space. Warehouses would stand 14 metres and there would be parking for 1500 cars.
About 750 to 1500 jobs would be created by the industrial business park, the developer claims, while as many as 1900 people would work on its construction.
A development application for the largest warehouse on the site was filed at the same time as the concept proposal. Warehouse 10 alone would cost about $52.2 million to build — about 30 per cent of the project’s budget — and take up 45,225sq m.
The development documentation does not reveal the anchor tenant that could be running the warehouse.
Fairfield Chamber of Commerce president Vince Movizio said the development brought progress to an area torn between semi-rural housing and an industrial identity.
“Whenever you bring people and jobs and infrastructure, it always betters an area,” he said.
“But where is it going to stop and what’s the benefit for the families that live there?”
The approval process spanned a five-year period. In that time, the developer had to overcome 32 community submissions mostly regarding noise and light pollution.
Some tweaks helped Gazcorp alleviate the concerns, an August 2019 report by the NSW Department of Planning, Industry and Environment claims.
Horsley Park is drawing intense interest from businesses looking for a foothold in land near key transport linkages, such as the M7, the coming Western Sydney Freight Line Corridor and the upcoming airport.
It falls under the Western Sydney Employment Area, which caters to industrial, transport logistics, warehouse and office uses.
Within the last year, CSR, a brick manufacturing facility near the Gazcorp Industrial Estate, has sold 30 hectares of land for a total of $200m. The company has also filed paperwork seeking approval to demolish its brick manufacturing plant, setting up the potential sale of the 20-hectares of land it sits on.
Next door, supermarket giant Coles is building its largest warehouse in NSW, while exploring the viability of building a second online-only fulfilment centre down the road.
