Fairfield Heights proposal could make room for 8-storey buildings

New rules being considered for Fairfield Heights could permit eight-storey developments and add about 700 apartments to the town centre.

The town centre of Fairfield Heights is being reimagined in a planning proposal currently before the NSW Government. If approved, it would permit buildings as high as eight-storeys tall and could introduce about 700 apartments to the suburb’s main strip.

The changes were proposed by Fairfield City Council earlier this year. They will affect about 101 properties primarily lining The Boulevarde and Polding St, but some fall on Stanbrook St and Station St too.

The main changes under consideration have to do with limits on building heights. Currently single-storey houses dominate the town centre, and although there are some shop-top housing as tall as three-storeys, a council report claims “none are built to the (current) 9m limit”.

But the nine metre limit does constrain the growth options of Fairfield Heights. It is dwarfed by the limits of neighbouring suburbs; Canley Heights has a limit of 20 metres, Canley Vale of 26 metres and Fairfield West of 18 metres.

The changes tabled wouldn’t require a rezoning of the town centre, but do extend a path forward for development. It proposes the height limit for most buildings be lifted between 14 to 20 metres, though those that meet a standard of “design excellence” could be built as high as 26.5 metres – about eight storeys.

City planners estimate this would create room for 660 to 735 two-bedroom apartments. To accommodate, the possibility of a ‘central heart’ village square is being investigated at 188 to 190 The Boulevarde, which is where the TAB is located and is adjacent to the Commonwealth Bank.
