Construction work starts on $150m Fairfield apartment development

Fairfield city centre will see an influx of new residents with almost 300 apartments being built as four towers start to take shape.

Construction work on a $150 million development in the heart of Fairfield has begun, setting into motion plans to build four towers featuring hundreds of apartments.

Developer Dyldam has commenced work on building towers eight to 11 stories tall at 46-54 Court Rd, a location adjacent to Neeta City Shopping Centre and a short walk from Fairfield’s town centre.

“The location … is approximately a 500m walk from Fairfield’s key amenities,” Fayad Fayad said, the chief executive of Dyldam. “(And) the price point is within the budget of first home buyers and investors.”

Heavy machinery was being used to knock down the marketplace on which the site is being built last week. All that remains are the shells of old storefronts.

The development, branded by Dyldam as ‘Dover’, will run the full length of the block, reaching from Court Rd to The Horsley Dr. The location is central Fairfield; a short walk to the train station, shopping centre, courthouse, police station, and next door to fast food outlets including KFC and McDonalds.

The tallest towers will stand 11-storeys and they will contribute to a skyline distinguished by similarly sized developments. They will feature 290 one, two and three bedroom apartments, two floors of basement parking and 1500 square-metres for shops and businesses on the ground floors.

Dyldam has sold all of its stage one properties and has released a batch under stage two. A listing on the property investor alliance reveals they are selling from $423,000 to $674,000.

The company reportedly acquired the 9300 square-metre land in March 2013 for an undisclosed sum. It falls in an area where key sites — such as Neeta City and Fairfield Forum shopping centres — have been identified as ripe for revitalisation, according to a study adopted by Fairfield City Council.

One of the properties across the road, 311 Horsley Drive, was also identified for potential redevelopment. It too is owned by Dyldam, but both the company and Fairfield City Council have confirmed no developer applications have been submitted at this stage.
