Calabria Club site at Prairiewood to house 100-unit development

A suburb in Sydney’s west is set to get a multi-million dollar development, which will have over 100 units.

Construction of the “first major development” in Prairiewood has begun in a project that’ll transform two hectares of land owned by a small Italian club.

The Calabria Community Club is spending $24.2 million building over a hundred units on its property at 184-192 Restwell Road.

The apartment complex will stand eight storeys at its tallest and has been billed as the ‘first major development’ in Prairiewood.

“We sold about 85 per cent of the project,” James Pachos said, a real estate agent managing the property’s sale.

“It’s pretty much the exterior of the building is up. They’re just doing the interior (now).

“We’re due for completion around mid June.”

About 106 apartments will be featured in the development, according to planning documents, offering one-, two- and three-bedroom units.

More recent development applications have sought approval for changes to the property.

These include reducing the number of basement car park levels from three to two, and relocating a communal space from the sixth floor to the roof.

The Calabria Community Club purchased the site in 1983 – two years after its founding – but decided to develop the land in 2014, after it had been rezoned.

The development could be the first part of a multi-stage development in the future, Mr Pachos said.

However, there are no applications on public record disclosing additional stages of development.

Prairiewood’s infrastructure and proximity to the Western Sydney Airport has seen it draw investment and developer interest.

It was picked as a suburb ripe for transformation in a 20-year-blueprint by Fairfield Council.

The Draft Local Strategic Planning Statement concluded it would be the best suburb to get a train station on a line connecting Parramatta to the coming airport because it already hosts Fairfield Hospital, Fairfield Showground, Prairiewood Leisure Center and a bus T-way line.
