Narromine Rd: 571 lots proposed for South West District Release Area, Dubbo Regional Council

A multimillion-dollar vision to create long term housing accommodation in Dubbo has been revealed. Here are the plans below.

Multimillion-dollar plans have emerged for a subdivision of more than 570 residential lots and open space in the state’s central west.

The Bathla Group lodged $15.4 million plans to subdivide 13L Narromine Rd and neighbouring lots, into 571 residential lots, three parks and land for drainage and additional roads.

If approved by Dubbo Regional Council, Clearmont Rise is expected to be developed in multiple stages within the South West District Release Area in an effort for more regional housing opportunities to be delivered.

The development application is seeking approval for new roads and drainage, associated earth works and construction of street blocks.

A planner for the project said the future redevelopment of the land would address “the existing housing supply shortage and … accommodate the growth housing demand” within the Dubbo area.

“The proposed development facilitates open space providing a range of opportunities for outdoor amenity through the inclusion of walking paths, open lawns, social gathering, and outdoor picnic spaces,” the planner said.

“The proposed lots are capable of supporting a range of housing products which will facilitate variety within the streetscape and support different housing types.”

The planner said the streetscape will be a “critical element” delivering a strategic vision for the estate which will provide a “functional, attractive and sustainable” landscape for the area.

If approved, the minimal residential lot size would be 600 sqm and would include lots with dual frontages.

“Clearmont Rise will provide smaller lots to maximise diverse housing opportunities … this will mean that the precinct will become a cohesive community that meets the needs and aspirations of future residents,” the planner said.

“It will become an integrated, thriving and vibrant place, capitalising on connecting to nature and open spaces and respecting the natural qualities of the surrounding environment.”
