The developer behind a $370m commercial tower in Sydney’s CBD says the project could generate 3000 jobs.

The developer behind a $370m environmentally sustainable tower in the “commercial core” of the CBD says the project could generate 3000 jobs and meet a Sydney council’s objective of growing employment over the next 13 years.
Milligan Group’s proposal, before City of Sydney, comprises 55 storeys at 15-25 Hunter St and 105-107 Pitt St.
Council papers reveal the development will “set a benchmark for taller and more sustainable buildings” in central Sydney with the development to include a five-storey podium below a 50-storey commercial office tower.
Given its proximity to various public transport networks, including the new Sydney metro, CBD light rail and Wynyard train station, the developer said a publicly accessible “through site link” would connect the new Hunter Street Metro Station to Hunter St and Pitt St.
In council papers, the developer planned a “highly vibrant place”.
“The project will deliver a new officer tower which will form a legacy building for central Sydney in the commercial core of the CBD,” it stated.
“The site’s strategic location means it will not only be a destination for these commuters, but form part of a new gateway into the city’s financial, professional and business district.”
Council papers indicate the tower will accommodate about 3000 employees with the development to be of the “highest standard of architectural, urban and landscape design” and provide a “high-quality” contribution to the city’s skyline.
A voluntary planning agreement will see three per cent of the development’s cost contributed to community infrastructure in central Sydney.
But in light of an influx of CBD office vacancies in Sydney (Statista in October recorded a 14.4 per cent vacancy rate) NSW Premier Chris Minns has pushed for converting empty spaces into apartments.
He previously told this publication there has been too much commercial development in the CBD over the past two decades.
However, according to the developer, the proposal will deliver “improved commercial and retail uses” to capitalise on the site’s “premium location” and in turn attract more investment.
