A “next generation” tower – expected to reach a massive 42 storeys high – has its developers planning to lead the way in the “revitalisation” of Sydney’s CBD, and become a benchmark for city life.
Developers Charter Hall revealed plans for a “world-leading” commercial tower planned for 383-395 Kent Street, Sydney earmarking the proposed skyscraper as a key “economic engine room” for the future of the CBD.
In March 2024, planners for the developer proposed to redevelop the current site for employment use by increasing the maximum height from 110m to 180m, expected to create 6,000 operational jobs and 411 construction jobs.
Located in Kent St, the vision is to create six-star Green rating, as well as a “20 per cent reduction in embodied carbon”.
The proposal will also remove an existing 10-storey car park on site, replacing over 800 carparking spaces in hopes to “encourage pedestrianisation” to use of public transport opportunities.
Delivering more than 73,000 square metres of new office space, the new project brings City of Sydney’s development application bill to $1.9 billion.
Planners argued the current building at the site was “uninspiring, unsustainable and does not contribute positively to Sussex or Kent St”.
“383 Kent Street presents an opportunity to revitalise and revolutionise the western edge for city workers,” the planners argued.
The planners said the project would be a powerhouse commercial and retail precinct.
“It will create a next generation workplace environment that realises the opportunities that are emerging in future work practice, well being and sustainability, communication and digital technologies, and security,” the planners said. “this (tower) will be a world class destination.”
A City of Sydney spokesman said the development aligns with the councils planning strategy.
“Charter Hall’s proposed redevelopment of the site aligns with the City’s Central Sydney Planning Strategy which prioritises growth in future-focused workspace supported by major continuing investment in CBD public transport infrastructure,” he said.
