Warnervale: Aldenham Rd 43-lot subdivision to go before Planning Panel

A controversial $2.5 million subdivision at Warnervale will go before the Local Planning Panel after residents objected to increased traffic.

Property investment will 'do very well' this year

A proposed land release to subdivide vacant bushland across the road from Lake Grammar into 43 residential lots, one public reserve, a detention basin and a residual lot will go before the Local Planning Panel on Friday.

The original development application (DA) was lodged in 2014 with the then Wyong Shire Council and was approved on September 9, 2015.

The DA was going to lapse but the applicant, Group Development Services acting on behalf of owner Woodcote Developments, successfully sought an extension in May 2017.

The plans were later revised to incorporate 40 residential lots and revised again back to 43 housing lots.

The DA went before the Local Planning Panel last September but the panel deferred its decision citing “inconsistencies with the planning documentation” around the provision of infrastructure, sewer and tree removal.

The applicant subsequently submitted further amended sewer, tree and road alignment plans, with a report to the Local Planning Panel’s meeting on Friday recommending the panel approve the DA.

However DA received 15 objections, mostly from surrounding residents, who are concerned about the increased traffic on Aldenham Rd.

The objections state heavy trucks and increased traffic on Aldenham Rd would damage the already poorly designed “local traffic only” road, which does not have kerb or guttering, and create a danger to pedestrians and students.

Instead they say Aldenham Rd should be opened onto Link Rd, which connects the entrances of Lakes Grammar to Sparks Rd.

But the proponent states Link Rd is subject to a separate proposal to extend the road to the south making it a “major collector road” between Sparks Rd and the Pacific Highway.

“To maximise safety and capacity along the future link road the number of intersections will be limited,” the DA states.

It further states the inclusion of an intersection on the future link road from the subdivision would be “contrary” to local planning controls.

It states the subdivision will include “adequate” infrastructure to provide acceptable safety for pedestrians within the subdivision and providing additional infrastructure to the surrounding area was “beyond the scope” of the proposal.
