Terrigal Drive: $5.4m unit complex lodged with Central Coast Council after boarding house influx

A $5.4m plan for a three-storey unit complex has been lodged at a prominent location along Terrigal Drive. It follows two separate proposals for boarding houses nearby.

A 17-unit development, valued at $5.4m, has been proposed along Terrigal Dr.

The DA for 220-222 Terrigal Dr, next door to the Terrigal Pacific resort, has been lodged with Central Coast Council.

It comes following the approval of a seven bedroom boarding house at 58 Terrigal Dr along with a DA for a 12 bedroom boarding house at 75 Terrigal Dr.

The proposed unit development includes a part two/part three storey residential flat building with 17 units and basement carparking for 30 vehicles.

There will be six one bedroom units and 11 two bedroom units, each with a balcony and ground floor units with a private courtyard.

There will also be a rooftop communal open space with a kitchenette with hours of use restricted to 8am-9pm.

The existing buildings, which have a total of 10 units, will be demolished to make way for the new development.

“The proposal will provide a quality development that is consistent with the zoning of

the land and the site’s location in proximity to recreation areas, public transport, beaches and

Terrigal village centre,” the applicant stated.

“Overall the proposal is consistent with the desired future character of the area, having regard to the zoning of the site and the nature of the proposed design, and the proposal is able to accommodate some additional building height, in the centre of the development and with additional setback to the street without impacting on scenic qualities of the site and surrounding properties.”

A DA for a boarding house at 75 Terrigal Dr has lobbed, just a few doors down from an already approved boarding house.

The proposal, for conversion of the existing building into a 12-bedroom boarding house, has been lodged with Central Coast Council and is on public exhibition.

The application comes on the back of the recently approved seven bedroom boarding house at 58 Terrigal Dr by the Central Coast Local Planning Panel. The boarding house went before the panel after attracted more than 60 objections with concerns around its location at the intersection of Terrigal Dr and Charles Kay Dr and being out of character with the area.

The DA for number 75, on the corner of Raymond Terrace, is valued at $1.1m and includes the part demolition of the existing building to make room for 12 bedrooms along with a communal room, communal private open space as well as parking for six cars and three motorbikes.

The applicant, Dordogne Property Trust, states that the boarding house will “improve the social and economic welfare of the local and wider community and create a better environment by substantially improving the availability of good quality affordable housing accommodation”.

“The site is located in reasonable proximity to the Terrigal town centre (approximately 2kms to the east) which generates high demand for residential accommodation.”

The maximum number of people that can live at the house would be 19, with no need for an on-site manager. An on-site manager is only required for a boarding house with 20 or more people.

The applicant states that the boarding house is in the public interest, complied with local planning controls and would provide “much needed short term accommodation that will service the local community and the Terrigal precinct particularly for those of 55 years old and/or with disabilities”.

The DA is open for public submissions until March 18.
