Plans for two ‘new age’ boarding house lodged in North Gosford
Two new age boarding houses, with the capacity for 64 lodgers, worth a total of $6.2 million have been proposed on Henry Parry Drive in North Gosford.

Two new age boarding houses have been proposed in North Gosford with the applicant stating it is the “ideal” location.
The two applications have been lodged with Central Coast Council, with the public exhibition period ending October 31.
They include a $4.6 million 41-bedroom boarding house and a $1.8 million 18-bedroom boarding house next door at 222 Henry Parry Drive. The applications have been lodged on behalf of developer Terry Chung.
The larger premises will be two to three storeys high and include 40 rooms – 38 single and two double rooms – with one manager’s residence. It will have the potential to house 42 lodgers.
There will also be 21 carparking spaces, including two accessible spaces and a manager’s space, and eight motorbike and bicycle parking spaces.
The 18-room boarding house is also proposed to be two to three storeys high, with each room including a full bathroom, kitchenette and living area.
The boarding house, made up of 14 one bedroom suites and four two bedroom suites, will house 22 lodgers. The application proposes 10 parking spaces on the lower ground floor, and two accessible spaces, as well as four motorcycle spaces and six bicycle spaces.
The Statement of Environmental Effects indicated the development would be located near
Gosford Private Hospital, as well as services and transport in Gosford town centre.
“The subject site is ideal to accommodate a boarding house due to its proximity to essential services within the town centre, a large hospital, schools, child care centres and recreational opportunities and is also serviced by public transportation,” it states.
“The proposal will play a positive role in increasing the provision of short-term affordable
rental housing stock within North Gosford.”
The developments have been lodged under the State Government’s Affordable Rental Housing SEPP 2009, which is being used across the Central Coast coast on many other boarding house development applications.
The SEPP was introduced in July 2009 to increased supply and diversity of affordable rental and social housing in NSW.
