North Gosford boarding house: Plans grow for 222 Henry Parry Drive

Plans to an approved boarding house on a busy stretch of North Gosford have been changed to allow for more residents. See what’s new.

Plans for a boarding house in North Gosford have been changed to cater for more people.

The applicant for 222 Henry Parry Drive has lodged an amended application with Central Coast Council to increase the number of rooms from 18 to 24.

The approved plans included an 18-room boarding house capable of housing 22 lodgers, split over two buildings, along with 10 carparking spaces.

The latest changes include the six-room increase along with adding a third storey to the rear building, changes to the internal layout of each building as well as external and carparking layout changes.

“The proposed modifications/change-list are considered to be minor and are substantially the same as the approved development,” the applicant says.

“The modifications proposed are considered to substantially improve the amenity of the development and future occupants.”

The plans were initially lodged in late 2019 with the site next door to an approved $4.6 million 41-bedroom boarding house which is currently under construction.

Under the changes, the boarding houses will include a combination of single and double self-contained rooms. Other features include communal rooms, private outdoor areas, secured/private clothes drying area and a secured carpark for vehicles, motorcycles and bicycles.

The applicant says the house will have an on-site manager and the minimum leasing period would be three months.

While the floor space ratio and height will increase, the applicant says they still comply with the State Environmental Planning Policy.

This stretch of North Gosford has become popular for these types of developments with another boarding house under construction down the road at 91 Glennie St. Many applicants rely on the convenience of local bus routes, proximity to Gosford as well as Gosford Private Hospital located across the road.

The plans for 222 Henry Parry Drive are on exhibition with Central Coast Council.
