Morisset: New plans lodged for `Life & Home’ bulk goods retail outlet on Mandalong Rd
New plans have been lodged for a $7.6 million bulk goods retail centre and Hungry Jacks opposite Gateway Boulevard, Morisset, just 500m from the M1 motorway.

More than a decade after plans first lobbed for a homewares centre off Mandalong Rd, at Morisset, Newcastle-based developer Winarch Capital has lodged an amended application to get the project off the ground.
A development application (DA) was first lodged by F3 Super Centre in 2011 to convert two lots into a sprawling 10.3ha bulk goods retail centre at 66-76 Mandalong Rd, Morisset.
A scaled back DA for eight large retail units measuring from 600sq m to a whopping 2000sq m, cafe and 254 car parks was eventually approved by Lake Macquarie City Council for one of the lots in 2014.
The project had an estimated investment of $7.63 million.
The application remained dormant for several years until it was revived by Winarch Capital which has lodged a modified DA for the “Life & Home Morisset” centre with council in December.
Under the modified plans the Winarch hopes to “capture the substantial market interest to develop a new commercial precinct that will generate jobs and provide services to the growing west Lake Macquarie community”.
“Winarch have developed a concept master plan to develop the entire site into a `destination’ retail park with a mix of complimentary large format retailers including hardware, homewares, food outlets and a high quality outdoor children’s play area,” the DA states.
Winarch aims to provide retail and shopping experiences “that do not currently exist” in west Lake Macquarie and a food and beverage hub that offers “all day activation”.
Under the plans the roundabout at the intersection of Mandalong Rd and Gateway Boulevard would be upgraded to provide a new entry into Gimberts Rd, which would follow a “central spine road” into the site with a major anchor tenant in the middle and three other large buildings housing specialised shops.
The master plan also features a possible supermarket along with additional restaurants and cares, which would be subject to further DAs and approvals.
The modified DA would see the overall floor space reduced significantly from 8940sq m to 2700sq m but include a 245sq m cafe and a 280sq m Hungry Jacks restaurant.
The height of the buildings would be increased to 14.4m and the number of carparking spaces reduced to 121.
The modified DA remains with council for determination.
