With a population growth outstripping the NSW average by almost five to one, it’s little wonder a Central Coast suburb is experiencing a wave of “knockdown, rebuild” development applications (DAs).
Four separate DAs have been lodged in the past 30 days to demolish old fibro shacks to make way for shiny new townhouses at Long Jetty as the tiny lakeside suburb experiences a population boom.
According to Australian Bureau of Statistics data, the population of Long Jetty has grown 5.4 per cent between the 2016 and 2021 censuses.
This is compared to the NSW average of about 1.4 per cent for the same period.
Meanwhile housing stock is racing to keep up, registering a growth of four per cent from 3373 private dwellings in 2016 to 3506 in 2021.
52 ANZAC RD
First lodged in January but only landing on Central Coast Council’s DA tracker in the past 30 days is a plan to demolish a small weatherboard house on Anzac Rd.
The plans aim to capitalise on a rather generous 928.8sq m block to build four two-storey, three-bedroom townhouses with garage parking for seven cars.
72 TOOWOON BAY RD
Plans have been lodged nearby for a flat 697.1sq m block to demolish a single level house and build five, three-bedroom townhouses over two and three storeys.
Each unit would include garages, a combined living/dining area and adjoining private open space located on the ground floor and bedrooms with bathrooms on the first floor.
“The proposal includes refreshing schedule of finishes that will establish a new benchmark in
terms of dwelling appearance and meeting the strategic intent of the R3 Medium Density
zoning of the site," the DA states.
83 STELLA ST
More modest plans have been lodged a stone’s throw away where the owner intends to keep the existing clad residence fronting Stella St but clear the rest of the block and build a new two-storey dwelling fronting Alfred St at the rear.
The front dwelling would feature three bedrooms, combined dining, living and kitchen and a separate laundry, while the rear detached dwelling would also boast three bedrooms including a generous master bedroom and ensuite, an open plan living/dining and home theatre downstairs with another loungeroom upstairs.
The two storey build also features a plunge pool.
50 WATERVIEW ST
Speaking of pools, the fourth knockdown, rebuild DA for Long Jetty on Waterview St includes plans for not one but two small in-ground pools for an attached dual-occupancy townhouse.
The 581.7sq m block would be separated down the middle by a shared wall and each three-bedroom dwelling would feature a front patio, entry/foyer, single garage, master bedroom, kitchen, open dining/living area with adjoining alfresco courtyard on the ground floor.
All four DAs remain with council for determination.
