A determination has been made on a sprawling three hectare light industrial complex that would boast warehouses of various sizes, self storage units, child care centre, cafe and even a 24-hour gym.
The development application (DA) for 27 Sunny Bank Rd, Lisarow, was hailed as a $35 million “employment destination hub” with plans for eight buildings ranging in height from one to three storeys across two zones.
The first “general industries” zone would serve as the main entry point to the site and provide a variety of business opportunities within two buildings above basement parking.
The first building would be three storeys for plant/service rooms, trade units, neighbourhood shop, cafe, restaurant and a gym.
The second building, to be two-storeys, would include two trade units with mezzanine storage areas, a veterinarian hospital, management office and plant/service rooms along with a 90 place childcare centre.
The six proposed buildings for the “warehouse zone” would accommodate self-storage units and a mix of small, medium and large warehouse units with ancillary office space.
The DA was lodged by Palladium Property Services Pty Ltd in July 2020 and went before the Hunter and Central Coast regional Planning Panel for determination.
The panel has since granted consent for the development citing the employment opportunities it would provide for the broader area, the limited impacts and its compatible “landscape outcomes” among the reasons for its approval.
The 3.096ha site is in an already established industrial area in Lisarow which spans either side of Railway Crescent and the rail line.
“The proposal seeks to establish a mixed use industrial and commercial precinct on a currently under-utilised industrial zoned site,” the DA’s states.
“The site will function as an employment and service destination hub. It will provide a range of opportunities for small to medium businesses, through the provision of warehouse and storage units as well as complementary and compatible services, such as a childcare centre, gymnasium, veterinarian hospital and shops.
“The proposed development will create additional employment opportunities during the construction and operational phases. Once fully operational, and additional estimated 190 full time jobs are anticipated.”
