Lisarow: $35m employment hub proposal before Central Coast Regional Planning Panel

It’s been hailed a $35m “employment destination hub” – a proposed mixed use industrial park with everything from childcare, cafe and gym to warehouse and storage units in Lisarow.

A $35 million proposal for a major industrial park in Lisarow is under consideration.

The DA for the mixed-use light industrial park for 27 Sunny Bank Rd was lodged in July and is currently before the Hunter and Central Coast Regional Planning Panel.

Palladium Property Services Pty Ltd is proposing to build an “employment destination hub” which will include eight separate one, two and three storey buildings within two zones. The development would be constructed over seven stages.

The General Industries Zone includes two buildings, one three storey building for plant/service rooms, trade units, neighbourhood shop, cafe, restaurant and a gym.

The second building, to be two-storeys, would include two trade units with mezzanine storage areas, a veterinarian hospital, management office and plant/service rooms along with a 90 place childcare centre.

The Warehouse Zone would include another six buildings for large warehouse and storage units as well as office space, along with landscaping, parking and community title subdivision. They warehouse/storage has been designed for “light industrial activities”.

“The development is designed to function as an employment destination hub, offering a range of employment and business opportunities supported by recreational and service facilities to meet the needs of site users and the local community,” the DA report states.

The developer had initial meetings with Central Coast Council late last year to discuss issues such as carparking and access, traffic impacts, potential impacts on neighbours and tree removal.

The 3.096ha site is in an already established industrial area in Lisarow which spans either side of Railway Crescent and the rail line.

“Our assessment concludes that the proposal is of an appropriate scale and mass and is consistent with the character of the area,” the report states.

“It will have no unacceptable amenity impacts upon nearby residential development, nor any adverse impacts upon the natural environment, including through the provision of a native vegetation corridor along the western boundary. The proposal will have numerous positive social and economic impacts, and is in the public interest.”

Sixteen trees within the site are proposed to be removed due to their location, with 12 native trees to be retained.

The Express revealed another major warehouse development underway in Lisarow this week, with a price tag of $18.9m.
