Plans for a $1.8 million childcare centre complete with a “petting zoo” proposed for a sprawling Kincumber property have been lodged with Central Coast Council
Applicant Glenn Hale is proposing to turn the 1.4ha site on Brennan Ave into a 92-place childcare centre which includes a petting zoo.
The public has until May 13 to view the application for Kincumba Farm Childcare Centre.
The proposal includes relocation and conversion of the existing house into a manager’s residence and construction of a new childcare centre with indoor and outdoor play areas as well as carparking for 36 cars.
In reports prepared for the council, the applicant states the location is suitable for childcare with an increasing number of younger families moving to the area, while the rural aspect of the property was ideal for the proposed petting zoo.
It states the building will be single storey with plenty of room between the childcare centre and adjoining properties.
The centre would operate Monday to Friday between 6.30am and 6pm to give parents flexibility with working hours.
“Whilst located on a ‘dead end’ road, the traffic generated is not considered likely to create any significant adverse impacts on the amenity of the area,” the report states.
“The proposed development has been projected to generate some 74 and 65 morning and evening peak hour trips to and from the site respectively.”
The applicant indicated they were keen to provide high quality childcare while making sure there are minimal impacts on neighbours of the property through generous setbacks and landscaping.
