Gosford Private Hospital announces plans for redevelopment

Gosford Private Hospital has been sold for $200 million, and is set for a $32 million redevelopment.
Health Care Australia announced the sale today, saying it paves the way for an expansion which will include 12 theatres, more beds, expanded day surgery unit and brand new maternity ward.
The North Gosford hospital was sold to Barwon Investment Partners (Barwon).
Healthe Care, who currently own the site, has partnered with Barwon for a “sale-and-lease-back transaction”, and will continue to continue to operate Gosford Private on a long term 25 year lease arrangement with potential to extend.
The move comes just weeks after the opening of the brand new Tuggerah Lakes Private Hospital in Kanwal.
Gosford Private Hospital chief executive officer Matt Kelly said the Gosford redevelopment was an exciting opportunity for staff, doctors and the coast community.
“Having additional theatres, beds, a new purpose-built maternity ward and additional carparking allows us to continue to service our local community, with world-class facilities and a patient experience to match,” he said.
Barwon founding partner Robert Morrison said Gosford Private would be a strong addition to
the Barwon Institutional Healthcare Property Fund, and was chosen due to the recurrent income and growth opportunities in the healthcare property sector.
Barwon’s founding partner and head of healthcare property Tom Patrick said the hospital represented a “key component of the healthcare infrastructure in the fast-growing Gosford region”.
“The site is expansive, and lends itself to future brownfield development opportunities,” he said.
“We will be working closely with Healthe Care to expand and upgrade this important hospital
facility, to better serve the Gosford community.”
Healthe Care CEO, Steve Atkins said the sale of Gosford Private secured Healthe Care’s future commitment to invest and grow.
“Gosford Private was one of our first hospital acquisitions, and the only asset across our portfolio of 34 healthcare facilities that we own,” he said.
“This transaction allows Barwon to manage the asset, while Healthe Care focuses on providing clinical best practice, innovation in service delivery and positive patient outcomes, as we’ve done since 2005.”
Plans for a second private hospital at Gosford were unveiled in February by Northside Group and AA Crown Group.
The $350 million private hospital development, called Northside Medical Precinct, will be built at the old Ausgrid site on the corner of Faunce Rd and Racecourse Rd.
The hospital is expected to be up and running by 2022, and will include 14 operating theatres, 224 inpatient beds, an intensive care unit, radiology department, pathology centre, pharmacy and a mix of food and retail. There will also be physiotherapy and rehabilitation clinics, a geriatric unit and a mental health unit.
The precinct is the vision of Central Coast developers Tim Gunasinghe (CommercialHQ) and Matthew Gibbens (Gibbens Group) and provides an opportunity for further medical and research expansion within the Gosford CBD.
