Gosford: $45m tower plans changes for corner of Mann St and Georgiana Terrace

Changes to the $45m tower to be built at the former Creighton Funeral Parlour site in Gosford have been lodged eight years after its approval. See new artist impressions here.

Another iconic development site in the heart of Gosford is changing its plans.

Developers of the approved $45m tower to be built on the corner of Mann St and Georgiana Terrace, the site of the old Creighton Funeral Parlour, have lodged plans with Central Coast Council to make changes.

The development was initially approved by the Hunter and Central Coast Joint Regional Planning Panel in 2014 to include a 19 storey tower within a two storey “podium” for retail and commercial space behind the former funeral parlour.

The plans, which also include two basement carparks, aim to create a “mixed-use place” with apartments, restaurants and retail outlets open day and night.

Owners ACETQM Pty Ltd has submitted changes including dropping from 132 to 128 apartments for more residential space, a 0.69m increase in the building height to allow for structural changes to the podium and tower and improvements to the apartment planning and design.

They have also increased the retail space, decreased the commercial space and made changes to the heritage listed funeral parlour building which will be retained as part of the redevelopment.

Changes have also been made to the pool design and landscaping while on-site carparks have increased from 209 to 217.

The developer states that the changes do result in any “radical” transformations of the development approved eight years ago.

They say that changes to the former funeral parlour “enhance” the heritage listed site while no changes have been made to the number of storeys, vehicle access, street front activation and the distance between the tower and neighbouring buildings.

The developer’s Architectural Design Report states that the approved building design is “out of step” in the current marketplace and some specific changes include a curved residential floor plate, white band beams and glazed elements.

They say the changes make significant improvements to the quality and design of the overall development which will contribute to the revitalisation in this part of Gosford.

The site incorporates 125 Georgiana Terrace and 27-37 Mann St including the popular Lyons Den cocktail and tapas bar.

It comes as construction is set to start on “The Waterfront” tower of the Central Coast Quarter development on the site of the old Gosford Primary School.

The new owners of the Archibald site on the corner of Mann St and Donnison St have also revealed their intentions to turn soil on a luxury development by the end of the year.
