Five-lot Hamlyn Terrace subdivision plan refused by Central Coast Council

A $2 million five-lot housing development in Hamlyn Terrace has been refused by Central Coast Council.
Councillors went against the staff recommendation, refusing a DA for a five-lot subdivision and construction of five two-storey houses at 38 Caravel St and 27 Columbus St, Hamlyn Terrace.
The DA was called to council after receiving 29 individual objections as well as a community petition against the plan.
Objections included the DA resulting in overdevelopment, overshadowing, increased noise levels and traffic congestion.
Nick Rogan addressed the council on behalf of the applicant Master Empire Group.
He said the development would have positive benefits for council and the community and was 100 per cent compliant.
“It’s important to have more affordable housing products,” he said.
Mr Rogan said the four bedroom houses would sell for around $570,000.
Councillor Jane Smith moved the motion for refusal, saying the DA was inconsistent with the R2 low density residential zone and there was a 66 per cent variation to local planning controls for the minimum lot size for corner lots.
“This is a matter of noncompliance,” she said.
Cr Smith said the original subdivision of the estate included a covenant that each lot was meant for single dwellings only.
