Changes to $18 million shop top development in Kurrawyba St Terrigal
A shop top development proposed in Kurrawyba St Terrigal is back on exhibition after undergoing significant changes to the internal layout.

An $18 million shop top development proposed in Kurrawyba Ave Terrigal has been changed with less units and more retail space.
The development, for 15 Kurrawyba Ave, was approved in April 2017 for a six-storey building with 23 shop top units and ground level commercial and retail with a basement carpark.
A modified version of the development is currently on public exhibition with Central Coast Council until December 5.
The major change is a drop in the number of units from 23 to 16 in order to improve the layout. It will now include one two-bedroom apartment and 15 three-bedroom apartments.
The commercial space on Level 1 will be increased from 420sq m to 971sq m while basement carpark spaces will increase from 51 to 64.
Other changes include improvements to the “external design and appearance of the development”.
The initial approval of the development came with conditions make changes to the fire stairs, lift lobbies, internal apartment layouts and balconies, and a minor increase in gross floor
area.
The changes reflect these conditions, with the maximum building height now 26.75m and the gross floor area is 3,870.9sq m, an increase of six per cent to the approved development.
A pool and open space on the penthouse level has also been removed.
In the DA report, applicant Michael Leavey Consulting states the ground level will front Church St and the corner of Kurrawyba Ave.
“The intended use of the ground floor space is for a real estate sales and display office,” the report states.
“The first floor contains 643sq m commercial floor space in place of residential units, and the intended use is for commercial offices.”
The report that the changes improve the unit layout, increase commercial development and employment on the site and provide more efficient parking which will reduce impacts on the street parking in Terrigal.
Just around the corner, a development for the Church St carpark was recently approved by Central Coast Council.
The five storey shop top housing development, valued at $10 million, includes 12 residential units, two shops and carparking.
