Belconnen Premier Inn redevelopment development application submitted

A 22-year-old motel could make way for up to 379 dwellings across four unit blocks in Belconnen, right next to a popular fresh food market redevelopment.

Developers have eyed off a slice of the Belconnen CBD for high end residential apartments with plans submitted to redevelop the Belconnen Premier Inn to the tune of $112m.

The proposed multi-unit housing project was submitted to the ACT Government in late November 2022, with community consultation wrapping up before the start of 2023.

Documents lodged by Roundhouse Hotel Group, Urbanistik, Stewart Architecture, Purdon Planning, Salt3 and Place Logic depicts 379 dwellings across four 10-storey buildings in the garden city precinct at 110 Benjamin Way, Belconnen.

These will consist of a mix of one, two and three-bedroom apartments partnered with SOHO-style townhouses, a design where modern meets contemporary.

Existing buildings and 20 trees on the site would be demolished to make way for the project, which will also include 574 parking spaces across three levels.

According to the application, the developers will create a ground floor level communal garden with landscaping and an opportunity for deep-rooted planting and rooftop communal spaces on each building for urban agriculture and fitness.

A wellbeing centre, multipurpose, kitchening and dining facilities will also be included across the rooftops.

“The project also proposes to relocate the gross pollutant trap at the northern end of the block, which will significantly improve the amenity of the surrounding area and access to and through the site,” the documents say.

Belconnen Premier Inn managing director Hugh Cooke said the plans intended to coexist with the Belconnen Fresh Food Markets which would soon begin its own redevelopment.

The decision to redevelop boiled down to either renovating a 22-year-old motel or seizing an opportunity to develop an exciting venture to help create more housing for the ACT, Mr Cooke said.

“There’s certainly no oversupply of apartments, with these residential apartments slated to be next to one of the best food markets done in the ACT and NSW for a long time,” he said.

“It will also be one of the most environmentally sustainable buildings, with architects going hard to achieve that.”

Mr Cooke believes once the application is approved it may take four years to be completely developed.
