Plans for 178 apartments on Vardys Rd, Kings Langley
Plans for a five-storey residential development lodged with Blacktown Council would see almost 200 new apartments built near a busy intersection.
Plans for nearly 200 apartments at a busy Kings Langley intersection have been submitted to Blacktown Council.
The Vardys, a proposal from Tilrox Pty Ltd, would see two five-storey residential buildings built on Vardys Rd near the corner of Sunnyholt Rd — adding 178 apartments to the main thoroughfare.
A development application now on public exhibition shows two levels of basement parking would be built to hold 256 cars and 60 bicycles.
If successful it would be built on vacant land located next to Morgan Power Reserve.
An environmental impact statement for the proposal, prepared by Think Planners, states the land is currently “unkempt” and is “detracting” from the existing streetscape.
It states the proposal would “positively contribute” to increased housing opportunities in Kings Langley and would be close to jobs, schools and shopping.
“At present the large site which bounds low density residential dwelling to its northern boundary and sports fields to its eastern boundary is void of any man-made structures,” the report states.
“Separated from a large industrial precinct via Sunnyholt Road, the site is within close proximity to local schools, public reserves/sportsground, a bulky goods precinct and Kings Langley Shopping Centre.”
A report into the possible implications on traffic in the area, prepared by Transport and Traffic Planning Associates on behalf of the developer, argues the proposal would have no adverse impacts.
It pointed to the site’s access to main roads, including Sunnyholt Rd and the M7, and public transport via nearby T-Way bus stops, as evidence that extra traffic could be accommodated.
On average Sunnyholt Rd is used by more than 36,000 vehicles each day, according to Roads and Maritime Services data.
Vehicles will only be able to access The Vardys via Vardys Rd.
The application will be determined by the Sydney Central City Planning Panel.
Public submissions close on March 8, 2019.
