Just 3km from the beautiful township of Mansfield, at the foothills of the Victorian Alps, stands Highton Manor— a three-storey Victorian-era homestead with an added bonus.
Set on almost 6ha, the 129-year-old mansion currently comprises a grand entrance foyer, formal lounge, formal dining room, eight bedrooms, seven bathrooms, a large kitchen, and rumpus room paired with a triple garage.
But the historic holding also offers a secure development opportunity in one of the most sought after region’s in the state.
Private vendors have owned Highton Manor since March 2022 and have since secured planning permits for 14 residential lots and 14 up-market townhouses, creating a village-like development with the mansion at the centre.
The vendors have also developed a detailed concept plan, showcasing a signature restaurant, short-term accommodation, a function centre and a day spa.
LAWD development team agents Laura Prendergast and Peter Sagar are handling the sale of Highton Manor, via expressions of interest closing August 21.
Offers for the unique regional landholding are expected to reach $6.5m.

“Highton Manor, at Mansfield, presents a rare and exceptional opportunity to secure a
development opportunity in one of Victoria’s most sought after regional and tourist
Destinations,” Ms Prendergast said.
“This magnificent Victorian-era Manor, circa 1896, boasts uninterrupted views of Mt Buller
and surrounding ranges. On 5.92ha of General Residential Zoned (GRZ1) land, the
property holds immense potential for both developers and heritage enthusiasts alike.”
Inside the Manor there are plenty of original features, including marble fireplaces, soaring ceilings, and grand double-hung windows that frame sweeping views of Mt Buller and the surrounding ranges.
In the 19th century building Highton Manor was a labour of love, taking 20 years to construct for local pioneer Francis Highett, as a replica of his family’s ancestral home in Dorset, England.
The original stables have been converted to offer five self-contained studio apartments (in need of refurbishment), along with an adjoining three-bedroom residence.
Known as The Stables, the residence has two bathrooms, and a light-filled open-plan living area showcasing expansive double-glazed windows with views over a private vineyard.
