Helping meet the needs of regional and rural families and businesses, a Townsville legal practice is quickly growing its client-base, thanks to its unique service offering and new office location.
Legalsense NQ was founded seven years ago by Principal Patrick Sutton, who was ready to branch out on his own to provide a “friendlier, better service to clients within the region”, after more than two decades in the industry.
He specialises in rural and agribusiness matters such as agistment agreements, land management agreements, and land tenure matters, with clients from as far afield as Richmond and Longreach.
“There’s no lawyers out west, so (my western clients) are coming into town regularly to get vehicle service and that sort of thing, and come in and see accountants and lawyers as well when they’re in here,” Mr Sutton said.
“On the weekend, I’ve been at the Bowen River Rodeo, I’ve got clients down that way, and then this weekend is Richmond Field Days, so I’m heading out to Richmond as well, so there’s a bit of travelling involved … you can do a lot of that (communication) by telephone and email now.”
The bulk of his rural work involved buying and selling cattle properties, agistment agreements, and giving advice on solar farms and mining interests.
“ (Agistment) is leasing your paddock and grass to somebody who has livestock, to come onto the property, … so they’ve got somewhere to house the livestock and then to feed and water them,” he said.
With a degree in accounting and diploma in financial planning, he had the skills and knowledge to ensure financial plans, estate plans, and wills were all working in the same direction.
A growing component of his workload was his role as a Notary Public - where he was one of about five people in Townsville authorised to witness, authenticate, and certify documents for use internationally.
It was dissatisfaction about the lack of CBD parking availability for their Walker Street office which prompted Mr Sutton to contact Colliers Townsville executive Shaun McLaren for alternative options.
Mr Sutton said the space at 2/278 Ross River Road Aitkenvale proved to be ideal, thanks to improved access, parking, and street frontage visibility - which was already attracting more clients through the door.
Mr McLaren said they signed a four year lease on the larger office, with an option for another three years.
“Pat wanted a space that had a good set up in place for his business, ample parking and exposure, so this tenancy ticked all the boxes,” Mr McLaren said.
“It is a great sign to see a legal business move into the Aitkenvale area, closer to the residential catchment of Townsville. This tenancy will help his business grow.”
