Plans revealed for proposed childcare centre at Novo West Lakes housing estate

A new childcare centre would be built as part of a $450m, 500-home housing estate at West Lakes – see the plans.

Amended plans have been released for a childcare centre proposed for a $450m West Lakes housing estate, with its own dediated entry road.

The single-storey, 2500 sqm centre is proposed for the 500-home Novo West Lakes development just off Frederick Rd and would have space for more than 100 children.

The Edge Early Learning centre would include six different activity areas, outdoor areas, landscaping, 27 parking spaces and 17 staff, and operate from 6am to 7pm, Monday to Friday.

Project director Daniel De Conno said the childcare centre was the first stage of the commercial and retail compentent of the estate.

“There’s a shortage of childcare in the suburbs and this is a great first indicator of the standard of the project, and along Frederick Rd we can expect more commericial development,” he said.

The housing estate’s first stage, a display centre, is underway.

The plans, which are now open for public submissions, were changed after Charles Sturt Council staff were concerned about access to the centre from busy Frederick Rd.

The documents say developers will build a temporary construction access road along the path of a future public road that would be the southern boundary of the childcare centre

That road would one day be the only access point.

“This construction access road may be in place for five to ten years depending on the overall construction duration of the project that is subject to demand and market requirements,” the plans say.

Access to the centre from Frederick Rd would be limited to a “left in, left out” basis until the new public road was finished, and then cut off.

Developers want to keep the Frederick Rd access as a temporary solution until the new public road along the southern boundary is constructed in the future stages of the Novo West Lakes development.

A traffic report found the proposed access met traffic design requirement.

Work started earlier this year on the Novo West masterplan, which will transform SA Water’s old, 17ha wastewater treatment site over the next five years into a new residential neighbourhood.

It is being pitched as potential homes for the rising number of workers needed for the AUKUS submarine project.

It includes retail spaces for cafes, a small supermarket, medical centre, a new pub, apartments up to four storeys and townhouses, with about 20 per cent set aside for open space.

The developers have been contacted for comment.

The plans are open for public comment until July 25.
