Nearly 230 new homes would be built under a new plan for a $100m land lease “over-55s lifestyle village” in the centre of Murray Bridge beside the golf course.
The plans by Living Choice include a 1500 sqm community leisure centre with cinema and pool, and a central creek with two ponds winding through the housing development on the old Murray Bridge racetrack along Maurice Rd.
Grassed areas, bridges, walkways, pickleball courts, mens’ shed and BBQ areas are included, with dozens of homes backing on – and having access – to the golf course.
Under stage one 69 homes would built, followed by the community centre – which also features a gym, library, games room and kitchen/bar with auditorium.
Ten different kinds of homes would be build over three stages, from two-bedroom houses with small alfresco areas, to larger ones with three bedrooms and two-car garage.
The homes living areas range from 160 sqm to about 210 sqm. Internal private roadways and walking paths are planned throughout the development.
Living Choice, owned by Ian Tregoning and Graham Hobbs, operate three retirement villages across Adelaide, with others planned across Australia.
Construction has already started on Living Choice’s first over-50s land lease lifestyle resort at Mount Barker.
Under the lifestyle-resorts model, residents own their homes but rent the land on which they sit from the owners.
It’s becoming a popular choice for retirees or empty-nesters looking for downsize and usually offer leisure activities as part of the development.
A similar venture has been proposed for Victor Harbor for a swath of empty land near the McCracken Country Club, where a tourism development is taking place.
Murray Bridge Mayor Wayne Thorley said the “fantastic development” offered another option for people who wanted to live in the town.
“It creates different options and shows Murray Bridge is a great place to give consideration to when you wish to retire,” he said.
“It’s not just, buy a big block and a big house, there are other choices that might suit people better. This is a win-win for the community.”
Mr Tregoning and Mr Hobbs recently finished a $45m, six-storey redevelopment of Murray Bridge’s Bridgeport Hotel, which won a national award.
