A luxury retirement group has unveiled plans to build a mega-sized 242-unit vertical village in a fast-growing suburb on the Sunshine Coast.
The company, Plantation Retirement Resort, submitted plans to the Sunshine Coast Council yesterday, May 25.
The site, which is bordered by Sippy Downs Rd, Rocket St, Sedge St and Spring St, spans about 10,648sq m.
According to the planning report, the village would offer units for independent living along with basic medical and health support services.
“The proposal will establish a Vertical Retirement Village across six buildings of varying heights and will comprise 242 retirement units, a managers’ residence, communal spaces and recreational opportunities,” the planning documents stated.
“Each building will be constructed across six stages sequentially and will feature a mix of six distinct two- and three-bedroom unit styles.”
The property’s height limit is 25 metres, according to the local planning overlays.
Plantation Retirement Resort operates three luxury retirement villages in Maroochydore, Baringa and Cotton Tree.
The company also owns villages in Morayfield and Petrie Creek.
The village would also feature a pool with an outdoor terrace, community hall, library and dog park.
A total of 408 car parks would be provided on the site to accommodate residents and visitors.
The planning report stated the block was within walking distance to local amenities and public transport, alleviating traffic created.
“The proposal will not result in an unacceptable impact to the surrounding transport infrastructure,” the planning report stated.
The report also claimed the development would fit in with existing high-density housing currently in Sippy Downs.
“In summary, the proposal will positively contribute to the local area’s high density residential character and greatly assist with much needed retirement housing for the community,” the report stated.
