The developer behind a large-scale housing project in Birtinya has submitted fresh designs for a 78-unit residential tower to the Sunshine Coast Council.

The developer, Habitat Development Group Pty Ltd, was first granted approval by the council in 2022 to construct a large-scale housing development overlooking Lake Kawana.

Last week the developer submitted updated designs showing plans for 78 residential units comprising of two-, three- and four-bedroom layouts spread across an individual eight-storey apartment tower.

The planning report stated there would be three commercial tenancies available on the ground floor for retail outlets and restaurants.

According to the planning report, the 3000sq m site at Central Boulevard is “development ready”.

“The site is development ready. Its road frontages are established with kerb and channel, formed verges, concrete footpaths, landscaping, stormwater and other infrastructure. The subject site is generally flat and is clear of vegetation,” the planning report stated.

The site’s neighbouring lot is also earmarked for future development by the Habitat development group.

The planning report described the new designs as “elegant and attractive”, with a focus on natural ventilation to reduce reliance on airconditioning in the units.

“The buildings will present as modern, elegant and attractive forms with high quality facades that address all frontages,” the planning report stated.

“The buildings have not been designed as sealed structures but rather as permeable buildings with semi ventilated cores with reasonable levels of cross ventilation.

“These features dramatically reduce each residential building’s reliance on airconditioning and connect the occupants to their immediate surrounds.”

Habitat Development Group are also behind the multimillion-dollar St Clair Apartments project, currently under construction metres away from the Central Boulevard site.
