Warrawong Plaza: 1300 homes, high rise retail, commercial precinct to be fast-tracked through NSW Planning

A $1 billion vision could see a community shopping centre transformed as part of a plan to “fast-track” the site into a massive retail, health, education, and residential precinct.

A $1 billion vision could see a community shopping centre transformed as part of a plan to  “fast-track” the revitalisation of the site into a massive high-rise retail, health, education, and residential precinct forecast for the site.

Developers Elanor Investors Group have revealed plans to transform Warrawong Plaza at 43-65 Cowper Street, Warrawong – 10km south of Wollongong – into a high-rise village as early as 2028.

The Site has been selected as part of the NSW Planning Department’s State-Assessed Planning Proposal Pilot Program, in an effort to fast-track 1300 homes at the site.

A planner for the project said it could generate $2.6 billion in economic value, alongside 1080 jobs.

Residential and commercial towers reaching up to 22 storeys in height have been proposed for the $996 million masterplanned community.

“Existing and new housing stock within the Illawarra region is predominantly detached housing with three to four bedrooms,” the planner said. “However, the number of one and two-person households is rapidly increasing.

“The supply of smaller, well-located dwellings suitable for these households, and other households who are unable to afford current housing stock, is a critical public benefit in meeting the future housing needs of the community.”

The plans also earmark 130 affordable homes ‘for a minimum period of 15 years”, alongside a “green heart” at the centre of the village.

Wollongong is forecast to see a massive 56,000 people move to the community by 2041, with the number of homes expected to be built set to rise from 56,000 to 111,000.

The development was one of five major proposals accepted by the NSW Planning Department to enter a “planning proposal pathway pilot process”.

A NSW Planning representative said the proposal was accepted as part of the program as it “seeks to deliver a mixed-use, infill development within a well-serviced residential area”.

The planning proposal is on exhibition until July 19.
