The Sell: Former Silverchair frontman seeks tenants for Darlinghurst

Daniel Johns, the iconic frontman for Silverchair, and his brother Heath have sought to secure $900-a-week tenants at their Darlinghurst investment apartment.

‘Strong batch of activity’ in the property market to continue ‘longer than normal’

Daniel Johns, the iconic frontman for Silverchair, and his brother Heath have sought to secure $900-a-week tenants at their Darlinghurst investment apartment. It was previously listed at $670 a week in late 2021, highlighting the recent rapid growth in Sydney rentals.

The north-facing top-floor Palmer St apartment has been freshly painted before its snappy 15-day listing this month through Ashlee Winfield and Daniel Anstey of Hudson McHugh.

The Johns brothers purchased the unit for $670,000 in 2010. They had offered it for rent in 2017, seeking $850 a week while suggesting landlords had faced a rollercoaster when its comes to rental incomes.

Another of the investment apartments of the Straight Lines singer-songwriter and his brother at Elizabeth Bay was recently available at $1200 a week. They bought the two-bedroom, one-bathroom Elizabeth Bay Cres apartment for $875,501 in 2010. It had been previously available at $1000 a week in 2022.

Most of Johns’ property portfolio is in his hometown near Newcastle where he has four houses.

He is auctioning off his first Merewether investment property at 31 Ranclaud Street later this month. The four-bedroom, two-bathroom house has had $3m guidance through Chasse Ede of Presence Newcastle since its listing in February.

The house, which is a 250m stroll to the beach, was most recently listed for lease at $850 a week in mid-2020.

Ede suggests its current expected rental income is somewhere between $1110 to $1210 a week. He bought it in 1996 for $360,000 shortly after his 17th birthday after the band’s estimated annual gross earnings were put at $6.4m in 1995.

Johns also co-owns with his sister, Chelsey, in Newcastle’s Mayfield.

MALOUF OFFLOADS PALM BEACH PAD FOR $25M

Ahoy Club yacht broker Ian Malouf has sold one of the two beachfronts he listed late last year at Palm Beach.

Moondoggie, a seven-bedroom, four-bathroom residence on a 617sq m block, went under offer mid-week through David and BJ Edwards at LJ Hooker for around $25m.

The property sold for $2.06m in 1997, with Malouf becoming its delayed settlement buyer in December 2021 for about $20m from Joanna McNiven, widow of the late bond dealer John McNiven, who died in 2020.

Malouf’s settlement is yet to occur.

Moondoggie, overlooking Pittwater on pricey Iluka Rd, was listed by Malouf along with his neighbouring house, Gidget, which remains for sale through LJH.

Gidget has had a striking 1960s Palm Springs-inspired makeover since its purchase for $18.6m in early 2022. There is leopard-pattern carpet at the five-bedroom, four-bathroom abode set on 613sq m on Snapperman Beach reserve.

“It’s too many toys in the one street,” Malouf advised on the reason for the listings.

He hoped to secure $65m in one line or cumulatively for the two.

The priciest known Palm Beach sale this year had been $16m for a nearby weatherboard holiday home on 1005sq m bought off market by the Roche family, of Nutrimetics fame.

It was adjacent to the Roche family $21m purchase in 2020 of Palm Haven, the award-winning Phillip Cox house.

Malouf, who sold his Dial-a-Dump business to Bingo Industries in 2018 in a $577m cash and shares deal, intends on retaining his nearby double-block home Anakela, which set the $40m price record in late 2022.

He and his wife Larissa recently added to their Double Bay compound with a $9.5m addition to a two-lot cul-de-sac harbourfront consolidation.

The entrepreneur, recently valued by The List: Richest 250 in The Australian at $1.13bn, is launching his first residential property project on the Gold Coast at Broadbeach.

REMI Developments, a Malouf family company in partnership with developer Peter Wilding, is set to unveil a 30-level, 49-residence tower.

The REMI Residences offers buyers the opportunity to experience the rental then for its purchase priced from $2.5m.

SWAN ON SONG WITH $2.2M HOUSE PURCHASE IN NOT-SO-WILD WEST

Retired AFL Sydney Swans champion Kieran Jack has made the move west with his family. They’ve settled in Swanbourne, a western coastal suburb of Perth, where Jack and wife, TV presenter Charlotte Goodlet, have spent $2.24m on a renovated 1920s weatherboard home.

It has three bedrooms, one bathroom, a rear undercover patio, and a grassed yard on its near 600sq m block.

It had previously sold in 2001 for $492,000.

Goodlet has joined Channel 7 in her hometown as its Perth weekend weather presenter, while Jack, who had been working on mergers and acquisitions at KPMG, has taken up a role as the head of strategy and innovation at the West Coast Eagles.

Jack and Goodlet, with son Alfred, had been renting a Milsons Point penthouse since they sold their former Paddington home in 2022.

Their two-bedroom Jersey Rd terrace, on a 146sq m block with a rear northerly aspect, fetched $2.7m.

It had a new kitchen with stone benchtops and Bosch appliances.

The home had been listed with a guide of $2.5m to $2.95m guidance through McGrath Paddington.

Jack, who was raised in the Cherrybrook after being born in Wollongong, was named co-captain of the Sydney Swans, alongside the 2012 premiership side’s captain Jarrad McVeigh.

He retired at the end of the 2019 after 210 AFL games following his 2007 debut, and briefly took a role as the Swans’ commercial manager.

His departure to Perth saw him give up his directorship at Moore Park Golf Club. Billed as one of the best public golf courses in Sydney, Moore Park Golf faces being cut back to being a nine-hole course, with driving range and clubhouse, after the NSW government announced last October half of the course would be seized and turned into Sydney’s “Central Park” from 2026.

Hollywood star and golf enthusiast Mark Wahlberg recently posted a video supporting its preservation.

BANKER QUIETLY LISTS PLUSH PROPERTY

The former Macquarie and Credit Suisse banker Edward Jewell-Tait and his wife, Jo, have quietly listed their penthouse in the Palomar apartment development in Bellevue Hill.

The Palomar caught the attention of the NSW Building Commission following its 2023 completion.

Palomar’s ground floor apartment, owned by Fishbowl CEO Nathan Dalah and his model wife Georgia Fowler, was caught up in the headwinds when listed late last year after the issuance of a building work rectification order concerning inadequate fireproofing and waterproofing.

Their seemingly unsold apartment had 401sq m on title with a pool, with 205sq m of internal space, 175sq m of garden with plunge pool.

The now-Point Piper based couple originally had a $6.8m price guidance which was later slashed to $6.5m, less than the $6.6m off-the-plan purchase price in 2021. It was the priciest sale of the eight developed by Ronnie Shulkin’s RNB Group.

The Clyde St offering is one of six in the London Terrace complex built in the early 1980s for the Sponar and Swain families in the Snowy Mountains region.

It has been listed with a $2.2 million to $2.3 million price guide through Gordon Jenkinson and Karina Swattridge of McGrath Jindabyne.

Tony and Elizabeth had the large four-bedroom, four-bathroom apartment with two living areas each and a kitchen.

Spanning 338sq m over two levels, it comes with views of Lake Jindabyne.

Tony, regarded as the driving force in the planning and development of Thredbo Village, was an early inductee into the Hall of Fame for Australian skiing and snowboarding.

He died in 2002 having carried the flag for Czechoslovakia in the opening ceremony of the 1948 Winter Olympics at St Moritz, where he competed in three events.

He was a ski instructor in St Anton, Austria, after escaping from the communists on cross-country skis in 1949 before emigrating to Australia.

Proptrack puts the median house price at $1.26 million after 32 sales in the past 12 months and a $785,000 apartment median for 45 sales.

PAIR TAKES IN CADDICK VIEW

Miroslav and Margaret Debelak have emerged as the $4 million buyers of Melissa Caddick’s Edgecliff apartment, which had initial $5.5 million hopes.

Their purchase was financed by Liftronic director Vladimir Debelak and his wife Rachel.

The late fraudster Caddick bought for $2.55 million in 2016, but used stolen client funds along with persuading her parents to pay $1 million in return for rent-free life tenancy.

SEARCHING FOR THE WHITE PRICE

Inaugural Bachelorette winner builder Sasha Mielczarek has revised his Bowral residential project price expectations to $2.9 million.

The striking near all-white property comprising two residences had initially come with $3.2 million hopes through Sarah Burke at DiJones in January.

Mielczarek paid $1.315 million for the rundown 1890s cottage on its 919sq m Merrigang St holding with mum Kym in 2020.

BARRISTER PAD PASSED IN

The Woolloomooloo apartment of barrister and former Mardi Gras president Richard Cobden was passed in at a weekend auction through Stone Real Estate’s Julian Rowe, who placed a $6.6m vendor bid.

There was a buyer bid at $6.1m. The three-bedroom Wharf Terraces apartment, with media room, cost $2.55m when bought in 2006 with Gary Leeson, who was bought out in 2022 at $2.305m.
