The Sell: Singo in new split – his coastal love nest

Legendary adman John Singleton has listed Panamuna Pavilion, his redundant Killcare Heights ocean-view, resort-style property.

What to expect this spring selling season

Legendary adman John Singleton has listed Panamuna Pavilion, his redundant Killcare Heights ocean-view, resort-style property.

The 82-year-old bought The Scenic Rd love nest last October, after marrying his seventh wife, Central Coast local Sarah Warry, four months earlier.

In March, it was announced they were separating. Many years earlier, “Singo” said: “Marriage only ends two ways – divorce or death. I prefer divorce.’’

Surrounded by the Bouddi National Park, the 2.76ha property had been designed by architect Kevin Snell as a wellness retreat. It has a five-bedroom residence plus a separate two-bedroom guesthouse.

It comes with a magnesium swimming pool, a tennis court and a viewing deck.

The grounds include an orchard and chicken coop.

It was bought for $15.85m from Julian Hofer and wife Michaela Muir through Josh Canellis, at Wiseberry Peninsula, by Singleton’s longtime investment entity Ognis Pty Ltd, which is “Singo” in reverse.

There has been no formal price guide from Sydney Sotheby’s International Realty, with the campaign apparently being guided by market feedback.

Panamuna Pavilion was initially on the market in early 2020 with $10m hopes, and then in early 2021 with a $12m guide.

It is being marketed as one of Killcare Heights’ largest acreages with E3 tourism zoning.

The coastal retreat is on the same hillside strip as boutique accommodation venue Bells at Killcare, which Singleton sold in 2017 following a decade of ownership.

His long association with Killcare Heights began as a child.

TOP POINTS FOR BRONCOSSTAR’S DREAM CONVERSION

Brisbane Broncos player Marty Taupau and wife Michelle are selling their Bexley property. The four-bedroom, two-bathroom double-brick house has a $2.5m price guide.

Listed through McGrath St George agents Trent Tarbey and Bill Tsounias, it will be auctioned on September 21.

PropTrack calculates Bexley’s median four-bedroom house price as $1,825,000, which is up 16 per cent over the past year after 39 sales.

The suburb has experienced an annual compound growth rate of 11 per cent.

Marty, 34, began his rugby league career as a junior at Greenacre Tigers after moving from New Zealand. He made his NRL in 2010, with the Canterbury Bulldogs.

The Wests Tigers were next and then, from 2015, he spent seven years with the Manly Sea Eagles before moving to the Broncos last year. In total, he has played 253 games.

The couple were married in 2019 at Samoa’s Taumeasina Island Resort, having met through the game, with Michelle working in community relations for the NRL for many years.

“We bought the house 12 years ago and renovated to make it exactly what we wanted for our family,” Michelle told The Sell. “We love the flexibility of the open plan, with a clear view of the pool. It’s like living in a resort.

“For our sized family, it has been great having four big bedrooms and two living spaces.”

Michelle said the access to Sydney airport was great for when Marty had to travel to the northern beaches or interstate for football.

“We’d like to do another renovation,” she said. “We’d love to end up on The Block one day.”

Apparently, the front door cost $42,000.

The power couple run DSRUPTRS, a speakers bureau and talent-management business. Its stable includes swimmer Anna-Liza Mopio-Jane, who competed in the 2008 Beijing Olympics.

Michelle launched Not Stationary earlier his year, selling bound-leather notebooks, planners and other lifestyle products.

Marco Meneguzzi, who has been styling the homes of Sydney’s social set for the past two decades, has listed his latest Darlinghurst apartment.

It has been listed by Kerry Wapshott, of Laing Real Estate, who has given buyers a $2.2m to $2.4m price guide. It has 103sq m of space plus a 16sq m carport.

The first-floor Clapton Place apartment comes with 3.5m-high ceilings, original herringbone parquetry, a Louis-style gas fireplace and north-facing balcony with French doors.

Redesigned by Meneguzzi in a six-month renovation, the one-bedroom apartment comes with a gentleman’s dressing room and marble ensuite bathroom. The kitchen is fitted with Shaker-style joinery, marble benchtops and glass-fronted shelves.

Wapshott’s marketing says it was “set right in the heart of vibrant Darlinghurst and close to all this fabulous neighbourhood has to offer – but could be in Paris, Rome or London”.

“Its classic features and calming neutral palette would suit the most discerning purchaser desiring a beautiful inner-city residence,” Wapshott said.

“I wanted it to look like a suite in a luxury hotel,” he told the Mansion Australia magazine in The Australian last year.

His prior two-bedroom apartment, in the East Exchange redevelopment, was bought off the plan in 2011 for $1.15m and sold for $2.775m in 2021.

Meneguzzi has timed the initial open inspection to coincide with his absence on a 12-day design tour of Spain and Tangier, culminating in four nights at Jasper Conran’s Villa Mabrouka, partnering with The Tangier Bureau and Mr Wallace Travel.

His clients have included Sydney socialites Lisa Keighery, Tiffany Tilley and Sam Wagner.

GREINER BUYS IN PREMIER LOCATION

Former NSW premier Nick Greiner has bought property in the new up-market over-55s development Greenwich apartment project, Akoya.

His $6.25m off-the-plan strata purchase was in the near-sold-out eight-storey Greenwich Rd project, developed by Alceon Group in partnership with NGS Super. It was built by Stevens Constructions.

The development offers an on-site concierge plus a communal infinity pool, an in-house bar, a library with fireplace, a golf simulator room, a 10-seat cinema and a wellness consulting centre.

It ranks as the priciest of the 39 residences designed by architects Marchese Partners.

Prices for the one-bedroom apartments started at $1.35m on its 2021 launch.

All its one, two and three-bedroom apartments have studies, and buyers also had the option of purchasing a small number of private office spaces on a separate title, with the 40sq m suites starting at $450,000.

Alceon Group’s Louise Campling said 80 per cent of the apartment buyers had been living within 5km.

Greiner, premier from 1988 to 1992, and his former partner, marketing expert Carolyn Fletcher, pocketed $14.5m when they sold their three-bedroom Point Piper apartment in an off-market deal late last year.

Greiner owned two-thirds and Fletcher the remaining third of the Wolseley Rd apartment.

Fletcher has since spent $4.525m on a Woollahra townhouse.

BELLE OF THE BALL ABODE UP FOR GRABS

Cultural historian Warren Fahey, often described as the mayor of Potts Point, has listed the Macleay St home he has shared for 22 years with his husband, designer Mark Cavanagh.

The couple renovated the 1930s top floor, two-bedroom, two-bathroom apartment in the Manar complex in 2002, employing a French-influenced, art deco 1950s aesthetic.

In 2003 it was voted Belle magazine’s Apartment of The Year by editor Eric Matthews’ judging team, with long-time property writer Margie Blok noting in the cover article that “the redesign had been meticulously executed and superbly crafted”.

The couple had paid $1.05 million when moving from a Woollahra terrace.

The 126sq m abode enjoys a view over the cupola of Elizabeth Bay House and up the harbour to the Heads.

It has been listed for September 28 auction with a $4.5 million guide with Maclay Longhurst at Sotheby’s.

The last sale in the complex was also its dearest when $13.46 million was paid by artist Judy Garb Weiss and her husband Sam Weiss, the former COO for Nike Europe, for the penthouse through Longhurst.

Despite Fahey’s local activist moniker, the realestate.com.au marketing suggests it is set in Elizabeth Bay, although the official title says Potts Point.

COURT UP IN A LOT OF DETAIL

Following his death at the age of 85 in June last year, the executers of bookmaker Bob Blann face a contest in the Supreme Court probate division on several fronts.

His will had two codicils added in the month he died.

Blann resided in a $40 million apartment in Crown Towers, Barangaroo, with the court advised that it was “an extremely large estate”.

He was the partner of Jacqui Gilchrist.

PRIME ABODE TO SPRING UP

The Dulwich Hill rental property of Prime Minister Anthony Albanese has been getting spruced up ahead of a likely spring offering.

The garden was receiving a trim when The Sell breezed past last weekend.

After keeping the rent unchanged for some years, the PM served an eviction notice on his tenant in May.

The three-bedroom townhouse was bought for $1.175 million in 2015.

HARD PRUNING OF PRICE GOAL

Better Homes and Gardens celebrity gardener Charlie Albone and his interior designer wife Juliet Love have pocketed $2.2 million for their long-time 2.07ha Ourimbah retreat on the Central Coast.

There had been a revised $2.45 million to $2.65 million guidance for the property initially listed in February with a $3 million to $3.2 million goal.

Evergreen Acres cost $840,000 in 2012.
