Rouse Hill shopping centre plan for Annangrove Road
A $13 million business and shopping centre could soon become a reality after plans were submitted for a rural patch next to a burgeoning suburb.

A new retail and commercial hub could soon be coming to Rouse Hill.
Development plans, valued at $13 million, have been lodged for more than 6,500 sqm of retail and commercial outlets at 290-312 Annangrove Road.
The proposed location is in a semirural area that is undergoing marked redevelopment – approximately three kilometres north of Rouse Hill metro station.
“The site is part of a new commercial/industrial precinct that is emerging along the southern side of Annangrove Road,” planning documents state.
The development could also help cater for the influx of new families moving into the rapidly growing area.
The two-storey facility would include an undercroft parking level, with 75 spaces, a ground floor consisting of eight food and drink premises and a first-floor made up of commercial tenants.
It would also feature a 24-hour fuel station and convenience store with a separate car park.
The project includes an internal access road, connected to Edwards Road in two locations, to create a continuous path of travel with multiple entrance and exit points.
“The proposed development will introduce a number of new businesses in a newly established development area and will service the needs of the growing community,” according to the developer’s plans.
“Annangrove Road and Mile End Road provide the site with separation to the closest land zoned for residential purposes.”
Plans state the project will also provide several new jobs during both the construction and once built.
The development site consists of two allotments, created by a subdivision that The Hills Shire Council approved in November 2018.
The application will be determined in the coming months by the Hills Shire Council.
Hargreaves Property Group has not yet specified the businesses that could open at the proposed site.
