More than 5000 new homes proposed for Cook Cove in Sydney’s south

A whopping 5364 new homes including 25-storey apartment towers and three-bedroom townhouses could be approved for development on the banks of a little city in Sydney’s south.

A whopping 5364 new homes including 25-storey apartment towers and three-bedroom townhouses could be approved for development on an Arncliffe golf course on the banks of the Cooks River.

More than 568,000 sqm of land at Cook Cove would be converted for residential properties, short stay accommodation and commercial and retail premises under the plan first proposed in 2002.

The proposal has dedicated approximately 140 dwellings as affordable housing, while 53,000 sqm of non-residential development could allegedly generate $11.3 billion of economic output.

The developer has also proposed a school for 600 students, food and drink outlets, shops and a registered club in addition to the residential development.

The new little city would be connected to existing public transport via a shuttle bus to Sydenham station in Sydney’s inner west and a new connection to the International Airport station.

The 18-hole Kogarah Golf Course would be relocated to the other side of the M5 to accommodate the mammoth development.

The Bayside Planning Panel has determined Cook Cove Inlet Pty Ltd’s draft proposal has sufficient merit to be referred for determination on several conditions, including the reclassification of Crown land.

The developers will also be required to consult with Roads and Maritime Services, Transport for NSW, Sydney Airport Corporation, the Civil Aviation Safety Authority, the Department of Education and the Office of Environment and Heritage.

In one instance, the developer will have to consult with Sydney Airport to ensure the site’s external lighting design does not interfere with the safe operation of runways.

“The purpose … is to identify any modifications that may be required given the potential impacts on regional infrastructure, so these can be incorporated in the planning proposal before community consultation,” the planning panel’s written judgment said.

The developer will also be required to exhibit a voluntary planning agreement to confirm the infrastructure they will provide in support of the proposed redevelopment.
