Leasing agent Geoff Percy said the 162 sqm property fronting Toowoomba's bustling James St was available for lease.

The tenancy used to be filled by Downs Tinting and Signs, who moved recently.

Mr Percy said the site included rear-street access, customer carparking at the front, airconditioned reception, workshop and a showroom.

"(James St) services a lot of local people, and the locals are going there more because of less traffic (since the Toowoomba Bypass opened)," he said.

"This main street exposure along with easy free off-street parking is one of the key benefits of this property.

"There is also ample storage space in the garage with roller door access, which suits us with deliveries.

"(The shop) quite visible and when it's re-done, the signage is well seen.

"There are two other (tenancies) that are occupied and they trade well."
