Parramatta’s smaller neighbour is catching up with the CBD, as $85 million plans for a residential and office tower at Harris Park show.

Major plans for a 36-storey building that would replace the No More Nitz salon and a three-storey walk-up block of flats at 114-116 Harris St have been submitted to Parramatta Council.

A total of 287sq m has been earmarked for shops, 1173sq m for offices while 203 dwellings will be built over 31 storeys.

A swimming pool, gymnasium, function room and 139 parking spaces over five basement levels are planned as part of the ambitious project.

The Sydney Central City Planning Panel will determine the project, for which MHN Design Union won the Architectural Design Excellence competition after selecting a terracotta coloured facade for the slender tower.

The apartments, at the gateway of the Parramatta CBD, are made up of 142 units with two bedrooms, 38 with one bedroom and 23 with three bedrooms.

A report prepared for the submission said the proposal would contribute towards “ensuring Parramatta is a vibrant, energetic, healthy, sustainable, and resilient community with an exciting mix of uses to serve the needs of future anticipated community”.

“The proposal will also align with the principles of urban revitalisation which seek to deliver a genuine 30-minute city where people live, work, educate, recreate all within 30 minutes of Sydney’s Central River City.’’

Elsewhere in Harris Park, opposition is mounting over plans to build more than 480 apartments for Gregory Place, next to Our Lady of Lebanon Co-Cathedral.

The church, Parramatta and District Historical Society and Parramatta Council are among the opponents for the site.
