THERE are some things that should never go together - like board shorts and runners - then there are others that pair up a beauty.

Micah Middlebosch of GJ Gardner Homes Grafton said house and land packages fit nicely into the latter.

"And they're definitely on the increase," Mr Middlebosch said.

"We have already seen a real turn around in the market this year with increased activity and people starting to get things on the move."

He said building your home from a house and land package had a stack of benefits, including getting the best out of your dollars.

"It definitely depends on the builder, but if they're flexible it's great because most people have a budget they need to stick to," Mr Middlebosch said.

"If the builder is willing to work with the developer, they can usually come up with the best price for what people are looking for."

First home builders were leading the pack when it came to purchasing house and land packages.

"Investors have disappeared a little bit for us, but with the government grants for new home builders, we do see a lot of first home buyers," Mr Middlebosch said.

"Plus there is another government grant encouraging people to move from the city to regional areas, which when people start coming here for work with the highway etc, they may just fall in love with the place and decide to build here.

"We've only been back in the office two weeks and every day we've had multiple inquiries so things are looking good for this year."

Mr Middlebosch said Junction Hill and Queen St were popular areas in Grafton for house and land packages.

Three benefits of choosing a house and land package:

  • If you get the right builder, you can tailor the package to your own needs instead of an 'off-the-shelf' house, but the hard work is already done.
  • If the builder does a deal with the developer, it helps the end user - better price, more money to spend on the driveway or landscaping.
  • Builders have knowledge of the site and the home they're looking to do, so you're already further in front. He already knows what can and can't be done and can tell you straight up so there is no wasting time.
