AUSTRALIAN fast food outlet Red Rooster has plans to open an outlet in South Grafton.
The outlet is part of a $1.8 million combined Red Rooster, cafe and BP petrol station development proposed for the corner of Iolanthe and Spring Sts.
A development application was on exhibition at Clarence Valley Council until January 24.
Partner with Lismore-based town planning consultants Newton Denny Chapelle, Damian Chapelle said an unnamed Clarence Valley company was behind the development.
He said the development had the potential to create 18 part-time and full-time jobs in the three businesses.
Mr Chapelle said there was no third tenant, but the space would suit a small cafe or coffee shop.
"The proponent is com
mitted to this going ahead," Mr Chapelle said.
"Once the development application and building certificate have been issued they will be proceeding straight on to construction.
Mr Chapelle said there did not appear to be too many hurdles to overcome.
"The council has not advised us of any submissions or opposition to the plans, but it has put in a request for more information about some aspects of the application," he said.
Mr Chapelle said the designers, Verve Building Design & Concepts had come up with an attractive design for the outlet.
"The architect has done an outstanding job for a location that was not easy to design around," he said.
The plans for the 3077.8sq m site cater for a petrol station with four under-cover pumps capable of serving eight cars at a time.
The main building divides its space between a service area for the petrol station 186.27sq m, a fast food restaurant taking up 168.88sq m and a 54.02sqm space for a third tenant. There is also a 77.87sq m shared dining space.
As well there are 13 designated car parking spaces on the plan and a hazardous materials area.
The plan allows customers to enter and exit from the Iolanthe St side and exit only from Spring St side.
The site is opposite the notorious Iolanthe St intersection with the Pacific Hwy.
