Clarence Valley’s new $1m properties revealed

It used to be a rarity, but paying $1m or more for Clarence Valley property is becoming more common. Here’s why an agent thinks the top price represents a good investment.

Yamba Ray White licensee Daniel Kelly says the once coveted $1m mark is being seen more regularly and becoming more accessible for properties in Yamba.

Mr Kelly said the milestone was also becoming more common away from the shoreline, with some properties Maclean hitting the mark.

He said coastal properties that had previously gone for $1m were now fetching $2m and above.

“It’s a bit of a cascading effect as you work your way inland,” he said.

Mr Kelly said there were more buyers looking in the area for properties in the million-dollar price range.

He said they would start closer to the coast or the CBD and depending on their budget would compromise on price by considering options further out.

He said $1m properties were still excellent investments and had become more accessible through low interest rate.

“Particularly with buyers from out of town, Yamba is still cheap – look at our average sale price compared to places like Byron,” he said.

“Sometimes the locals will look at the property values in town compared to what it was a few years ago, where buyers come on comparing it to other areas.”

Mr Kelly said an increase in sales could encourage people to invest in their houses, or build higher-quality homes, with the reassurance the money was there for those types of properties.

“It’s a confidence thing, even prior to the start of Covid the fact no property in Maclean had cracked the $1m mark meant buyers were reluctant to renovate,” he said.

“Now with the confidence on the back of those sales they are looking to get stuck in or build something more extravagant.”

Mr Kelly said the message was clear to sellers – the real issue was a lack of stock.

“So for the seller, you’re dealing with buyers who don’t have much to choose and that’s a great thing for the seller.”
