It’s not often a holiday home as unique as this comes on the market, but this one comes with its own island. Take a look at all the photos of this amazing property.

James Cuthbert said it was almost a spur of the moment decision in the mid 1990s to buy a piece of land near Woombah.

Before they decided to build, he’d take his wife and triplets down for weekend picnics – though their way of getting there was unlike any other family roadtrip.

“I’d have a backpack with our picnic lunches and things, and on my big mal I’d have two kids with their floaties, and my wife would have the other child and we’d paddle out, with the dogs swimming beside us,” he said.

You read right – paddled out.

Mr Cuthbert’s piece of land is a four acre island in the middle of the Clarence River.

Little Yargai Island is now complete with its own two-bedroom house and is on the market for someone who wants the ultimate secluded weekend getaway.

“The whole tranquility of the place, it’s very relaxing,” Mr Cuthbert said.

“I think I’ve had one person drop in uninvited in 27 years, and he had to paddle over to have a look.”

The house is no bush shack either.

The elevated, flood-free holiday house has two separate living areas, dual solar systems, solar hot water and an outlook unlike any other.

“Because it’s so elevated you tend not to get any mosquitoes, and it stays above the flood heights,” Mr Cuthbert said.

“Water does go over the island but it doesn’t stay there very long because we’re so close to the coast.

“And because all the mud washes down the river, I think I’ve got the only bit of land that’s grown over the years I’ve owned it.”

It wasn’t an easy build for Mr Cuthbert who, along with friends, built the house piece by piece.

“We had to carry everything over there,” he said.

“We didn’t have a barge, just a small tinny.

“The guys from the hardware shop at Maclean, they used to deliver in a large truck with a crane.

“They’d be dropping it all off on the edge of the bank and take a look at the boat and look at me and just shake their heads.”

With his three children, now in their 30s and scattered across the country, Mr Cuthbert said it was time for someone else to take over catching the abundant supply of fish and crabs just metres from their front door.

“I’m in my mid 60s, and it’s one of those things,” he said.

“I’ve always been involved in the Clarence, and having an island has almost been second nature.

“It’s been beautiful and we’ve had some very good times.”

For selling agent Grant Neilson of LJ Hooker Maclean, it presented as a unique selling point.

“It has total privacy, you can’t even see the house from the main river, you’ve got to be in right in the channel,” he said.

And while it’s been a bit of an effort dragging out his tinny to show prospective clients, there has been no shortage of eager eyes.

“I’m getting anywhere between three to six inquiries per day,” he said.
