Eight suburbs targeted for higher density under plans to deliver 45,000 new homes

More than half a billion dollars will be spent on new infrastructure in eight suburbs targeted for higher density housing to deliver up to 45,000 new homes by 2027.

Planning approval for major proposals – worth $60 million or more – will also be fast racked if developers begin construction within two years of approval.

Premier Chris Minns will on Thursday announce the major rezoning blueprint after the details were accidentally published online on Tuesday.

The first part of the plan will be to rezone land around eight transport hubs to allow for “significant uplift” within 1200 metres of metro and rail stations.

Those areas will be: Bankstown, Bays West, Bella Vista, Crows Nest, Homebush, Hornsby, Kellyville and Macquarie Park.

The government will commit $520 million to build enabling infrastructure in the areas like road upgrades and open spaces.

Buildings in the eight areas will need to include 15 per cent affordable homes.

Under the plans, planning controls on land surrounding 31 metro or rail stations will also be overhauled, in a move which will allow for 138,000 new homes.

The state government will seize control from local councils in the areas including Ashfield, Banksia, Croydon, Lidcombe, and Lindfield, to allow for residential flats in all residential zonings.

“The simple truth is we don’t have enough well-located homes for the people who make up our city – and that has to change if we want our kids to be able to afford a home in Sydney and not leave for other states,” Premier Chris Minns said.

Planning Minister Paul Scully said the sites targeted for higher density were chosen “because they have infrastructure to build on”.
