With a number of major developments currently underway and many more in the pipeline, the Coffs jetty area is set to be completely transformed in coming years.
Construction projects currently underway include a $20m seven-storey apartment building on the corner of Orlando and Collingwood streets.
Controversial government plans to revitalise the jetty foreshores recently sparked a ‘love-in’ protest with people concerned public land will make way for up to eight-storey apartment blocks.
In recent weeks there have been a number of major development plans lodged with Coffs Harbour Council in the area:
Apartments on steep block to take in harbour views
Plans have been submitted to demolish the existing building (and pool) at 22 Camperdown Street, Coffs Harbour, and build a residential flat building containing 10 apartments over four to six storeys.
The site is located overlooking the harbour and currently houses the Allambie Boutique Apartments (seven apartments) which have previously provided short-term accommodation, but are presently not operating.
The building has been designed to step down the steep slope of the block to the east, and to orientate apartments eastwards to capitalise on the coastal views.
Plans say the Camperdown Street frontage will be “visually interesting” comprising a collection of decks, vertical screens and bi-fold shutters that will provide for changes in the appearance of the building from time to time.
Apartments will range in size from 97.7 to 305 square-metres and include either two or three bedrooms.
A basement car park will provide 21 spaces and there will also be a pool.
Work is estimated to cost $6,586,440 with the applicant listed as Oliver Gee from Sawtell and the client G2 Architects Pty Ltd.
Apartment block on Harbour Drive
A residential flat building comprising 10 apartments is planned for 272 Harbour Drive.
The applicants are listed as Mr M Webb and Mr JA Burnett and the client The Edge Coffs Harbour Pty Ltd.
The estimated cost of work is $4,500,000.
The site is located midway between the Coffs Harbour central business district and the Jetty area.
It is located on the southern side of Harbour Drive, just west of Dibbs Street, and has James Lane at its rear.
The site currently contains a single storey dwelling which will be removed.
The development has been designed to step up the slope of the site, from Harbour Drive to James Lane and will involve cut and fill.
According to the plan submitted to council “the use of two buildings within the development provides for increased amenity to apartments in terms of access to light and increased ventilation, and provides for increased amenity (outlook) to the neighbouring apartments in 274 Harbour Drive, which have been constructed with an outlook into the site”.
The apartments range in size from 72 to 97.75 square metres and each dwelling has private open space in the form of a balcony (with the exception of apartments one and two which have substantial courtyards).
More apartments to take in the views
Another apartment block is on the cards - this time at 150 Edinburgh Street with work estimated to cost $7,110,000.
It will involve the demolition of an existing dwelling and construction of 13 apartments to take in the harbour views.
It is located on the eastern side of Edinburgh Street, with frontage to Camperdown Street along its eastern edge.
The 13 apartments are to be housed within one building, that presents to both Edinburgh Street and Camperdown Street.
To Edinburgh Street, the development presents as a two to three storey building, while to Camperdown Street, the building presents - adjacent the site, as a five to six storey building, with its two lower levels at this frontage cut into the steep slope of the site.
The development has largely been designed to orientate apartments eastwards, to capitalise on coastal views. The steep slope of the site coupled with the slope along the site’s Edinburgh Street frontage has resulted in vehicular access for the bulk of apartments being provided at Camperdown Street which will involve significant work to the Camperdown Street road reserve.
The two lowest levels of the building comprise parking. The residential floors commence from level one upward.
