Plans for a multi-unit apartment complex and a childcare centre at Carlingford have beefed up to include 91 apartments with 22 affordable housing units allocated.
Capio Property Group has relodged plans for the chunky complex with Parramatta Council and one that ultimately the state government will determine.
Initially slated for 60 units over two building, 31 units have been added, after Captio chief executive Mark Bainey said the proposal was one of the first lodged in the state under new affordable housing guidelines.
Under stage one, a part-four and seven storey block comprising 46 units with a basement carpark will be constructed.
Stage two will lead to the building of a six-storey mixed use development comprising an 80-place childcare centre and 45 residential units.
“A total of 22 residential units will be allocated for affordable housing in accordance with the requirements of the State Environmental Planning Policy (Housing) 2021,’’ planning documents state.
There will be 18 one-bedroom homes, 60 two-bedroom units and 13 three-bedroom apartments.
Subject to approval, four houses will be demolished to begin construction at 15a and b Moseley St and 25-31 Donald St.
The statement of environmental effects stated the proposal would “deliver a high-quality integrated residential development’’.
The development plans to feature artwork that honours the First Nations culture with the land in the boundaries of the Metropolitan Local Aboriginal Land Council.
The government’s Sydney Central City Regional Panel will determine the proposal, which would sit on a 5000sq m parcel of land 650m from the Carlingford light rail stop.
