Prime 4.17 hectare beachside development site is now for sale in Lennox Head

The only beachside development parcels in the Ballina Shire with approval for a 124-bed retirement village or potential for 118 townhomes is going out to the market.
Clarence Property Group has confirmed the move for the 4.17 hectare site, located within the Epiq Lennox Head precinct.
The release was being marketed by CBRE’s Mark Witheriff and Colliers International’s Brendan Hogan via an expressions of interest campaign closing June 22.
The Epiq community includes the Woolworths-anchored Epiq Marketplace Shopping Centre, a child care centre, sporting fields and conservation areas, and is located on an elevated site less than one hour south of Coolangatta and 20 minutes from Byron Bay.
Once development is complete, it will include 480 sites.
CBRE Managing Director, Gold Coast, Mark Witheriff, said the opportunities to secure a development-ready coastal site within an established community in northern New South Wales were scarce.
“This site is being offered at a time when there is strong demand from both homeowners and retirees in the Lennox-Ballina region, with the local median house price now tipping $1 million as buyers compete for a limited supply of new property,” he said.
“The approval and concept plan in place for the site are perfectly aligned to the type of buyer active in the region, meaning the purchaser will be able to leverage the heat in the current market.”
Colliers International Director of Development Sites Brendan Hogan said the site was being offered as Epiq reaches the mature phase of its life cycle.
“Clarence has held on to this site, which was always earmarked for medium density development, until the timing was right for a retirement or medium density project to complement the fantastic community that has been built at Epiq,” he said.
“Over the past four years, Epiq has become a well-established hub for Lennox Head, featuring the region’s only shopping village anchored by a Woolworths supermarket and medical centre, along with a range of community facilities including sporting fields and ample green space.
“The purchaser of super lot 5 will benefit from the brand equity built at Epiq, and the ability to launch a new retirement or townhome precinct with lifestyle amenities available at the doorstep from the outset.”
