Existing aged care building to be demolished to make way for 26 self-contained apartments

Six buildings would be demolished to make way for this new development at Ballina, which will aim to provide residents with inspirational living experiences.

Plans for a two-storey building with 26 self-contained apartments for seniors have been lodged with Ballina Shire Council.

The Florence Price Place Apartment project includes a multipurpose community space and a number of communal outdoor spaces, such as courtyards.

The project would replace six existing single-storey brick and tile roof buildings, containing 14 bedroom independent living units and ancillary facilities and improvements, known as the Florence Price Place Villas.

The application to council consists of two connected buildings which form a U-shape at the end of Florence Price Place.

At an estimated cost of $13.3 million, the development application was presented by Ardill Payne and Partners on behalf of Crowley Care Services, a registered charity belonging to the Catholic Parish of St Francis Xavier Ballina.

The building plan is expected to maximise the number of north-facing apartments while improving natural ventilation and outlook.

The plan would include two one-bedroom units and 24 two-bedroom residences.

A spokesman for Crowley Care said the company’s vision was to provide inspirational living experiences for its residents.

“This has been central to the design, which includes accessible and independent homes that focus on what matters to residents, from internal finish to a site-wide focus on clear wayfinding and connectivity,” he said.

The spokesman said the building will feature a “relaxed, coastal park-like lifestyle – akin to living on the edge of a coastal-park where the line of interior and exterior living is blurred and landscape and creek habitat are the inspiration for the fenestration, patterns and colour palette.”

Ancillary works included with the development application will include undercover secure carparking, driveways and vehicle turning areas, internal footpaths and landscaping

According to a report tabled with council, the development will be constructed of a mixture of face-brick, concrete block with render, concrete, aluminium glazed balustrades, metal awnings, Colorbond, metal cladding, fibre cement wall cladding, glazing, metal batten fixed screening with combination of pitched and skillion Colorbond metal roof sheeting.
