Sydney’s northern corridor is about to rapidly shoot up after the state government granted permission for developers to build skyscrapers up to 42 storeys high.
The final St Leonards and Crows Nest 2036 Plan will go public from Saturday and will set the stage for yet another Sydney “mini-city”.
The plan will allow 42-storey buildings along the Pacific Hwy near St Leonards station before tapering down to 16 storeys at the intersection with Falcon St at Crows Nest.
The government proposal to allow a 27-storey tower on top of Crows Nest metro station remains unchanged.
But it will spent $78 million on new and upgraded public spaces across St Leonards and Crows Nest, including a new Metro Park on Holtermann St.
The new plans have more than doubled the amount of employment floor space in the area to 119,979 sqm — a show of faith in commercial buildings amid current working-from-home trends.

The plan will provide more than 16,500 jobs and 6683 new homes.
North Shore Liberal MP Felicity Wilson said: “From the village feel of Willoughby Rd and Crows Nest, to the bustling commercial centre around St Leonards, we wanted to reflect the community’s call for a final plan that protected and enhanced the unique character of our local area and delivered the community infrastructure that makes for great places to live – this plan delivers that and more.”
