‘Shortage’ of properties in Australia will prevent a housing market crash

House and unit sales in the Top End are up despite cost of living pressures and continued rate hikes putting downward pressure on the market.

Analysis by property valuers Herron Todd White shows Darwin’s market for house sales is at a peak, while the market for unit sales is rising, despite stock shortages being felt nationwide.

“A continuing challenge for policy makers in the wider property market is that, while slowing, it is still generally behaving counter to general economic sentiment,” National Director of Residential Ben Esau said in the November report.

“A property market recovery in the face of increasing costs to service mortgages and sticky inflation may test how far the RBA is willing to push Australia’s, so far, resilient property owners.”

In Darwin the prestige market has remained firm through the year, with the main buyers local owner-occupiers.

Construction costs and labour shortages put a premium on newly renovated homes, alongside lower demand for unfinished builds.

With a median value of $486,000, PropTrack data shows Darwin house prices are up 24.9 per cent from March 2020, but down 2.74 per cent from their peak in May last year.

In the rest of the Territory prices are up 13.3 per cent, at a median of $431,000.
