Large-scale 33-unit Geilston Bay development recommended for approval by Clarence City Council

A contentious large-scale development for a suburban Eastern Shore street has been recommended for approval despite naysayers saying it would bring on parking and traffic issues.

A CONTENTIOUS large-scale development for a suburban Eastern Shore street has been recommended for approval.

A development application was submitted by JSA Consulting Engineers to the Clarence City Council for 33 units to be constructed at 34 Clinton Rd, Geilston Bay.

Eighteen representations were made against the development with traffic considered a major concern for nearby residents, especially as units had already been constructed on the property next door.

Inadequate sight distances, the proximity to a bend on the adjacent section of Clinton Rd, issues with buses passing parked vehicles, existing on-street parking issues, and many near-crashes were among the issues raised.

However the council’s engineers said they were satisfied that there is a capacity in the existing road network to absorb and cater for the additional traffic likely as a result of the proposal without compromise to the efficiency of the road network.

They are also satisfied the demand for additional on-street parking was not likely to increase due to the development providing on-site parking, and that available sight distances for vehicles entering Clinton Rd were adequate.

Other concerns raised surrounded bushfire risks, pedestrian safety, a potential decrease in land value, stormwater and waste issues, infrastructure capacity, and impact on residential amenity.

As part of the works, an existing dwelling and workshop would be demolished, and existing NBN line sand overhead powerlines would be removed.

Construction of the units would take place in four stages, with stage one to consist of units one to 13.

The application was recommended for approval subject to conditions, including the provision of a construction management plan to identify proposed carparking, traffic flow, and circulation measures.

A decision will be made at the council’s meeting at 7pm October 12.
