New unit block proposed for Parramatta Park’s Martyn St

A pitch has been made to council to pull down an old Queenslander and build in its place a three story unit block on the fringe of the Cairns CBD.
The proposed development will involve 30 new studio-style units intended as short-term accommodation, as well as a small ground level commercial tenancy that could operate as a shop or food or drink outlet.
Cairns Regional Council received the material change of use application last week from applicant Naimesh Patel.
The development has been proposed for 28-30 Martyn St, Parramatta Park on land owned by Phylis Harris, whose sole director is Phylis Harris.
The units will all share a similar configuration and include one bedroom, one bathroom and one patio.
The proposed development will provide 18 on-site carparking spaces and access will be via a new 5.5m wide commercial crossover to Martyn St.
According to the submission to council, the development application does not represent a negative impact on the area or a detrimental impact to the character of the locality.
“With this in mind, we have confidence that a complete performance-based assessment by
council will consider the project in its context, and in doing so, accept the alternative solutions being proposed and for this reason, should be approved by council subject to the imposition of reasonable and relevant conditions of approval,” the application states.
The commercial tenancy will be used as a coffee shop or cafe although multiple land uses have been applied to allow for future leasing flexibility, according to the application.
The site is located within a pocket of mixed-use zoning designations and is surrounded by both commercial and residential buildings.
Cairns Regional Council is yet to make a decision on the application.
