THE exponential growth in Sydney’s southwest shows no sign of slowing, with AVJennings and Investa Land joining with Argyle for a 500-lot masterplanned community in Elderslie.

The development will take shape over the next few years, banking on the amenities of nearby Camden, with its established schools, public transport and services, to sustain the influx of about 1500 new residents.

The sales and information centre opened last week in time for the first release of 16 single-storey detached homes; seven terraces and 15 land lots.

AVJennings will be joined by Clarendon and Masterton among others as preferred builders at Argyle, but land buyers are free to source an independent builder.

AVJennings executive general manager, Alan Soutar, says the new neighbourhood is expected to appeal to young families and first home buyers due to its price point, with the co-developer fielding expressions of interest well before the first stage release.

“About half of the overall dwellings will be built by AVJennings,” says Soutar.

“There will be something for everyone with some detached housing but we will be building town houses and duplexes as we go.

“We are trying to be as innovative as we can in terms of housing products.”

What’s on offer?

With prices starting at $275,000, lot sizes will range from about 300sq m to 500sq m, with the possibility of offering even smaller blocks as the development moves forward.

“We may be able to meet an emerging demand for smaller lots as the market requires because there are so many people out there looking for something smaller and easier to access,” says Soutar.

“When we start to deliver terrace homes, indicative prices are from $500,000 and going on for a larger detached home it could be $600,000 or more. The prices are not locked in at this point.”

The bulldozers are now on-site with construction ready to begin and it’s estimated the first residents will be able to move in by the middle of next year.

“The overall project will be rolled out over the next few years.

“We know there is a lot of demand in the area and we’ll be fine tuning as we go,” he says.

“We’re building a lot of different types of housing products.

“We’re going to attract people who are looking for an easy lifestyle and don’t want to go through the hassle of building a house.

“There will be some investors, but I would like to think it will be families and grandparents that help give it that community feel.”

Neighbouring community

Unlike many new master communities, Elderslie is close to Camden and other well-established areas, which is an obvious plus for new buyers moving in.

AVJennings and Investa Land had holdings adjacent to one another and pooled their resources to create Argyle over 24 hectares.

Argyle’s location is its greatest selling point, Alan says, so aside from Camden to the west, Narellan is also about five minutes’ drive.

“The update of Camden Valley Way should be completed soon so Argyle links to amenities at Camden with local schools, the golf course and a couple of parks.”

As part of the Argyle development, the Oxley Rivulet will be restored and 3.5 hectares allocated to open space and public parks.

In the works

Traffic in the southwest will predictably increase as the various masterplanned communities in the area come in to fruition.

Road works are currently underway at Camden Valley Way, which has already been turned into a four-lane divided road and the NSW Government has committed another $280 million to complete the remaining section of Camden Valley Way between Oran Park Drive, Harrington Park and Bringelly Rd, Leppington by the end of 2015.

Meanwhile, the proposed upgrade of the Northern Road is approximately 15km long and would form one of the main arterial transport corridors within the south west.

The Northern Road is expected to be upgraded in stages, in conjunction with the development of precincts, with an upgrade from a generally two lane to a four-lane divided road with central median in the works.
