IT’S not often you come across a house that has absolutely everything you’d dream of incorporated into a floorplan.
Not only is this Fairmont Homes design shamelessly over the top (there’s even a mower room in the double garage), but the Sovereign Grande 45 on display at Gregory Hills has been glammed up with so many optional extras you could well spend over half a million dollars to achieve their luxe brief.
The company makes no bones about the fact this design would be out of the reach of many first-home builders, with their target market predominantly families sitting on large parcels of land in the southwest of Sydney.
At 413.76sq m, the Sovereign Grande 45 would certainly be too big and, at 13.49m, too wide to fit on standard inner Sydney or suburban blocks.
With three facade options that include timber, brick and render, Fairmont Homes purports to offer a design that is removed from anything else in the display home market.
Bordering on palatial, it makes a good first impression, starting with a front door that is a 160mm-wide timber and glass entry point.
And it’s working, with more of Fairmont’s customers requesting to view this display home above any others in its collection.
Living
The formidable kitchen is situated in the heart of the home, just beyond the staircase, and the extra thick island bench is just the starting point of the impressive designer looks.
Aside from the generous storage and work bench space, the kitchen also accommodates a spacious butler’s pantry.
The family room off to the left of the kitchen is almost six metres wide.
Living space can be further enhanced by opening up the alfresco. This in turn also opens out from the nearby meals area creating a mega room for a festive occasion.
A separate media room has been incorporated to allow family members peace and quiet from the general chaos in the family/kitchen area but it would work just as well as a home theatre.
A games room off the open-plan area offers a semi-private space for children or teenagers to access, though it is close enough to the living areas to allow of parental supervision.
Another sitting room has been incorporated in to the upper level design between bedrooms three and four, with a study nook adjacent.
Bedrooms
The main bedroom is the most spectacular of the four bedrooms, taking up almost one third of the upper level.
With exclusive access to the only balcony and a walk-in-robe, it also has a private ensuite with double sink, shower and bath.
For those considering in-law accommodation or older children, one of the downstairs living spaces, such as the study or media room at the front of the design or even the games room at the back, could easily be converted into a fifth bedroom.
